The house is coed (two women, two men), majority students. We’re looking for one more woman to join the lease! No smoking, no pets, no parties, no drugs. Mandatory quiet hours are from 10 pm to 8 am. No renter’s insurance necessary. Security deposit due at claim and first month’s rent due at signing of lease. Lease is ten months, from July 2026 to May 30th, 2027, and will be sent after deposit is received. Rent for the first month can be prorated based on when the lease is signed.

House is very quiet- introverted, but friendly! Room is available for move-in now! I am the landlord’s point of contact and unofficial house manager and will be the one interviewing applicants, arranging house tours, communicating on his behalf, etc. This single room has a small walk-in closet and shared hall bathroom. Rent is $445 a month plus split utilities, which averages $70-100 a month per person, depending on usage. Security deposit is $335, and will be refunded upon departure, based on room condition. The first floor features tile flooring in the entryway, kitchen, and dining area, as well as carpet in two larger living/family rooms and up the stairs. The kitchen and laundry room are on the first floor, and are communal. In-house washer and dryer in the laundry room, and gas stove, microwave, fridge, dishwasher, and food storage in the kitchen. House leads to garage, currently storage but could be used for parking. The bedroom is on the second floor, accessible by stairs. The room is carpeted and air conditioned. Internet included in utilities. The house is down the street from both Cardella and Arrow Wood Cattracks stops, offering quick and easy access to campus, shopping centers through both the UCM Cat Tracks bus system and the Merced City bus system. The commute to campus is about 15 minutes. Parking available on driveway and street.

There are four other people currently on the lease for 2026-2027- two women, two men. I am the landlord’s point of contact, and live in another room on the second floor. We are very quiet, but friendly! If you’re looking for a place to keep to yourself and maybe chat every now and then, this could be the house for you :)
