Location, Location, Location:
Our home is located at the crossroads of The Denver Boulder Turnpike (US Route 36), The Foothills Parkway (CO-157), and Table Mesa Drive (South Boulder Road). This makes for fast and convenient access to Downtown Boulder, Longmont, Denver and everything in between. We are also a two-minute walk from the South Boulder Main Bus Terminal, which not only offers service to all of the previously mentioned destinations, but is additionally on the AB1 route to Denver International Airport for the frequent flyer as well.
Common Areas:
Plenty of room in our 3000+ square foot, 4 bedroom (+additional guest area), 3 bath (1x1, 2x.75, 1x.5), two-story house with finished basement. We have 20’ vaulted cathedral ceilings with large sunny windows in the living room that connect to an open kitchen and back patio. We have a new water heater/hot water storage tank that never runs out of hot water and other amenities like a 60“ LED smart HDTV, SONOS Wi-Fi network-home sound system, full size front-loading Washer and Dryer, GE Monogram Gold Series Range/Microwave, a dishwasher, and a huge 48“ Sub Zero refrigerator as well as other assorted kitchen appliances for everyone’s use.
Your room and HOA Amenities:
The room for rent is a SW facing bedroom on the second floor, making it ideal for the late riser, as it is the latter of two rooms to see the sunrise. This room has its own reach in closet and comes fully furnished with a dresser, another narrow tallboy dresser, two nightstands, and a queen-sized bed at no extra cost. The room connects to a Jack & Jill bathroom with a recently renovated walk-in shower and double vanity (July). As a resident of our home, in addition to our front and back patios, you will have access to the community pool, park, and tennis courts as well.
Fine Print:
Utilities are split equally between roommates regardless of use or occupancy. These include Century Link High speed Internet, City of Boulder Utilities (Water) and Xcel Energy (Gas and Electric), and a small HOA fee that covers the pool, tennis courts, and snow removal in the winter. We currently average $90-$140/person/month depending on use and the temperature outside.
The first month’s rent, and security deposit equal to one month’s rent, are due upon the agreed move-in date. If you would like to split up this payment or secure the availability of the room for a future move-in date, the security deposit can be put down ahead of time to hold the room. The security deposit is obviously non-refundable if renter backs out of the agreed upon move-in date.
