About the property

Hello! I’m going to be very specific and detailed in this ad so you can easily determine if this space/situation is what you were hoping to find. I don’t want to waste anyone’s time, :).

Rather live in a peaceful and safe neighborhood at an affordable price rather than in an apartment that overcharges? Up for rent is a suite on the bottom duplex of a single family home with two rooms located in Annandale, at the bottom of a duplex detached house. This is a private space and not a shared space, with a kitchenette, full bathroom, and washer/dryer. The entire suite is $1,250, utilities are $150 for the first person, and an extra $100 if there is a second person. A security deposit is required, it is the same as the first month’s rent.

There is also a driveway for those with work vans, there are no HOA rules here. The current tenant had two work vans and parked them in the driveway for the past 2 years without any issues (extra $50 a month if using the driveway). Room is available August 1.

Additionally, RENT CONTROLLED! Rent will not increase while you rent here (huge plus for those who do not like rentals that increase rent substantially yearly).

Everything is completely renovated and updated. The suite features a living room, updated full bathroom, kitchenette, brand new luxury high-end washer and dryer in unit. Completely private area, a private entrance (which goes through the deck). There is also wireless broadband fast Verizon fios internet in the house. There is also a deck at the place (shown in the pictures). Lease is month to month, however, looking for someone who is looking to stay for at least a year.

Some facts about the place:

Plenty of free street parking, there are never problems with finding an open parking spot nearby.
Kitchenette with a full sized fridge and plenty of cabinet space. Hot plate with vented exhaust fan, microwave, and larger-sized toaster oven.
House is on the peaceful side.
Centrally located: Grocery stores (H-mart, Aldi, Lidl, K Market, Trader Joes), Hangout places (The Block, Korean bakeries/cafes/restaurants/bars, boba tea spots, a bier garden), numerous restaurants, and Rt. 66 are within a 5-10 min drive. Gyms nearby (Golds, X-sport fitness). INOVA hospital and Mosaic District are about a 12 min drive.
Washer and Dryer are provided for the space exclusively for the tenants who rent this space

A credit and criminal background check are required before move-in. The background check is part of the application process and will cost $49, paid by the renter.

Type of tenant for the duplex:

Mature behavior.
Must be employed with a stable income, with good credit. Must provide proof of 2 month’s paystubs or job offer letter.
Reasonable cleanliness.
Someone who is respectful, won’t throw parties, and won’t bring drama into the house.
No smokers, no drug users, maturity.
Looking for someone who won’t have guests over often, and who doesn’t make too much noise.
