THE HOUSE 4 bathrooms. 2 are inside bedrooms Central AC throughout house Very reliable high speed fiber-optic internet WIFI 300mbs up/down speed 70in Smart Tv in the living room You get use of the washer and dryer You get full use of kitchen, fully equipped with pots/pans/dishes/silverware/all appliances. You get your own shelves in the refrigerators and freezers, and a cabinet for dry-goods We like to keep the main house area clean (no mess, no dirty dishes in sink) I do a basic cleaning each week throughout the main areas of the house. Floors, kitchen, and bathrooms. You will have your own parking space in the driveway, and no one will need to park behind you There is bike/motorcycle/scooter parking available behind a locked gate if needed. I keep a spare washer, dryer, and refrigerator available so in case one appliance breaks down, I can get a replacement installed usually the same day

THE BACKYARD There is a covered terrace/hangout area with table/chairs, outdoor ceiling fan and lights and TV Swimming pool and 6 person Jacuzzi. Jacuzzi works perfectly and heats to 104 degrees max. Pool and Jacuzzi are professionally cleaned and maintained each week.

THE ROOM Private room with ceiling fan, tile floor, and window There is a lock on your room door and you get the key, although there is no need to lock your door at the house. The room is generally furnished with a bed, desk, chair and dresser. But items can be removed or added as desired. Typically tenant will bring his/her own bed sheets/blanks. Room décor featured in photo is optional and tenant will usually redecorate as desired.

THE LOCATION The house is located close to 102nd ave and Sw 8th. 1 mile to Publix grocery store, 1 mile to a large strip mall/shopping center with most everything you could need.
House is about 30min to 1 hr drive from downtown or south beach depending on traffic. House ½ mile to nearest bus stop.

IDEAL PERSON We are looking for working professional who is friendly and fun, but also respectful of other people, and responsible. We like to keep the living areas and kitchen clean. So you must be clean in the common areas (clean kitchen/wash dishes immediately after using it). Any dishes left dirty in the sink may get thrown away on cleaning day. Also rent may be increased for anyone consistently leaving a mess in the kitchen, or they will be asked to move out. Alcohol is no problem and cigarette smoking is fine outside under the terrace. No practicing music in house or playing loud music. No parties at the house.

ABOUT US We are single working professionals in 30’s age range. We are all respectful of each other’s space and possessions. We are all on a different schedule, so you almost never have to wait to use a bathroom or the kitchen. The house is almost always quiet. Sometimes a few house members will be hanging out in the terrace on the evening or weekends.

RENT: Rent month to month. I only need a 30 day notice if you need to move. Rent includes power, water, high speed fiber internet, toilet paper, disposable kitchen items (soap, trash bags, etc), all house repairs/maintenance/yard service, pool and jacuzzi cleaning service, and basic weekly house cleaning in the common areas (kitchen counters, floors, bathrooms). If you stay shorter than 2 months, I charge a $200 service fee from the deposit, as its fairly time consuming to start the process over of finding and moving in a new house member. Rent is due on the 1st of each month. After the 5th there is a late fee of $30 Deposit is equal to one month’s rent for good credit. Deposit is fully refundable. Deposit = 1.5 x rent for bad credit Total price to move in = 1 months’ rent + deposit. Paying last month’s rent up front isn’t required.

PETS: Normally no pets are allowed. However cats and dogs can be allowed on a case by case bases. Pet should be house trained. Dogs should not bark. Pets must be preapproved in advance by everyone in the house. If a cat or dog is allowed, there is an additional fee on top of rent of $100/m. Other small caged pets that don’t make noise is fine and have no fee (rabbit, hamster, turtle, etc).

There are a lot of scams in Miami. So I don’t ask for rent or deposit up front. You only pay rent and deposit at the time of move in, not before.

I do not ask for an application fee. Other listings that want application fees are usually scams designed to just collect a lot of application fees and never rent a room.
