The Space: Private downstairs bedroom. Access to a downstairs bathroom (shared only with occasional house guests). Shared access to a spacious downstairs living room. Full kitchen access for cooking. In-unit washer and dryer. Street parking available. Please note: The upstairs area is the landlord’s private dwelling and is completely off-limits.

Rent & Terms: Rent: $850/month (Due on the 1st). Security Deposit: $850. Utilities: Split 50/50 (PG&E and Internet/Wifi). Lease: Initial 3-month fixed term with the option to renew if it’s a great fit. Occupancy: Strictly Single Occupancy Only (1 person).

House Rules: Cleanliness is a must: Must be neat and clean up behind yourself immediately in all shared common areas (kitchen, bathroom, living room). Strictly No Smoking: Absolutely no smoking of cigarettes, weed/marijuana, or vaping anywhere inside the unit, including your bedroom or bathroom. No overnight guests without prior approval. No firearms/weapons permitted on the property.

About the Setup: You will be renting directly from me (the sole leaseholder). You will handle all rent, utilities, and communication through me directly rather than property management. I am a quite person for the most part. I work Monday - Friday and some Saturdays. I don’t do much though out the week unless my kids have something going on. The people that live on the property are nice some have been here for more than 5 years but most over 30 like myself. This is a family complex so there are kids that come out side and play during the day time. It is also a pet friendly complex so you will see people out with their dogs. I don’t have any pets in the home. I do like a grate conversation and to cook.
