Lease Takeover / Sublease – Spacious Room in Rent-Stabilized 2BR Apartment Near Bedford-Nostrand G
Hi! I’m looking for someone to take over my lease in a bright and airy, rent-stabilized 2-bedroom, 1-bathroom apartment. You’ll be sharing the apartment with just one roommate.
Details:
- Available July 15th or August 1st
- 6-month sublease with the possibility to renew afterward
- Rent: $1,480/month + utilities
- Landlord approval required
About the room & apartment:
- Spacious bedroom with two large windows and lots of natural light
- Room comes unfurnished
- The apartment is bright, airy, and very comfortable
- Located on the 4th floor walk-up
- Laundromat just 4 minutes away
- Small dogs and cats are welcome
A big plus: the apartment is rent-stabilized, which means you’ll have the option to renew the lease after the sublease ends, and the rent is expected to remain very similar. Any increase is typically modest—around $30 total, or roughly $15 per person.
Location: The apartment is conveniently located very close to the Bedford-Nostrand G train station in a great neighborhood with plenty of coffee shops, grocery stores, restaurants, and other local spots nearby. It’s a fun, hip area with a great community feel.
About your roommate: You’ll be living with one female roommate in her late 20s who works in the film industry as an actress.
Why I’m moving: I’m looking for a place of my own, so I’m hoping to find someone who will take over the lease mid term.
Sublease requirements: The landlord approval process is very straightforward. You’ll need to provide:
- Proof of income (pay stubs)
- Government-issued ID
- Income of approximately 40× the monthly rent
