Some work needed sliding door, will be finished by the 1st. The area is very quiet and clean and the neighbors are very friendly. Multiple shopping centers, train, bus within walking distance and University is 9 miles away (biking distance). The property is 1/4 acre and huge and available for use. We have lots of trees for shade.

• Water, sewer, garbage, and yard service included in rent but only to $156.00 per month, anything over is split between roommates (water usage). This is very minimal.
• PG&E and high-speed internet shared. we are on solar so costs are very low, we may receive a small bill from pge that will be split between roommates (minimal).

Terms:

• Deposit = $500.00
• Rent-month to month
• Checking proof of income and minor back ground check

House Rules:

• Single preferred, but will consider a couple but rent is increased to $1,400.00 per month
• Smoking outside
• Pets ok but large dogs over 40 pounds need $100 dep (must clean up dog poop)
• Cleanliness in shared spaces must be maintained
