It’s a small ADU in the backyard of a private home. The ADU has a small 1 bedroom, 1 bathroom, kitchen and a small dining area. I have my own washer/dryer & fridge. I pay for electric/gas. I have a WIFI extender and use the main house router. I also have built a catio and a doggy door for my cat to go in/out of the house as needed. Litter boxes are outside in the catio so it doesn’t stink. It is completely detached from the main house and has a separate walkway. The backyard is scenic and the residential neighborhood is safe. There are 2 sheds outside for extra storage. There’s always available street parking and there’s also a driveway as well. Kinda close to a fire station and a small park, people also jog around here. It’s near the 405 but not next to so there’s no traffic noise.

I am a full time working professional that has a 9-5 M-F job. I prefer to stay home and play video games which may get a bit loud. Since it is a smaller space, I definitely would want to be very comfortable and secure. I am looking into bunk beds for extra room(I already have a queen mattress) as well. Ideally, I’d also love to be friends, if not, peaceful cohabitation is the move. The older couple that live in the main house that is separated from the ADU are very nice and wholesome. No drugs, no pets(I am planning to get another cat so my current cat doesn’t get lonely). Overnight guests are okay as long as there’s ample notification beforehand. I value communication and accountability so as long as you are respectful and responsible, there shouldn’t be anything to worry about! ONLY FEMALES.
