The available room is approximately 8 ft. x 13 ft., with two windows and enough space for a queen-size bed or smaller bed plus a small desk. The room will be unfurnished unless otherwise discussed. The apartment includes an in-unit washer and dryer, shared kitchen, shared bathroom, and shared common space. The bathroom is small and has a shower stall rather than a full bathtub. Rent is $1,300/month, with electric included. If you use a window AC unit during warmer months, there is a flat additional $50/month charge. Internet is split separately. One monthβs security deposit is required. You would need to provide your own window AC unit if desired. The apartment is in a quiet residential neighborhood and occupies the entire second floor of a house, with access by deck stairs. We live above the landlord, so this is best for someone respectful, quiet, and mindful of noise. Absolutely no smoking or vaping. Cleanliness is a must. The location is convenient for transit: easy walking distance to multiple MTA bus routes, easy walking distance to the East Williston LIRR station, and a short distance from the Mineola LIRR station. No parking is included, so this is best for someone without a car or someone who can arrange their own parking. Occasional overnight guests are okay, generally no more than two nights per week, with advance communication. One cat may be considered, but would need to be discussed first and approved. No dogs. The landlord will require approval, including a credit/background check and landlord references. I will speak with potential roommates first, and then the landlord will complete her own vetting process. She is selective, so serious inquiries only. Once agreed, you will be added to the lease.
