About the room

Renting a secondary master room for SINGLE (1-person) occupancy in a cozy, spacious 3-bedroom, 3.5-bathroom townhouse in quiet, gated community in West Covina. Smart locks throughout the house. Bedroom is on second floor.

Furnished bedroom with queen-size bed (no linens or pillows provided), nightstand, desk and chair. You will have your own private loft area in your room and private en-suite bathroom.

Brand new central air and heat. Vinyl and tile flooring. Access to on-site washer, dryer, fully-equipped kitchen (refrigerator, electric stove and oven, microwave, blenders, air fryer, filtered drinking water, but sorry, currently no dishwasher until it’s fixed), living room TV, piano and all shared space.

Rent includes utilities (electricity, water, gas, trash, internet) within normal usage. Will share the cost of kitchen/cleaning supplies (dishwashing detergent, paper towels, etc) among roommates as needed. You must clean up after yourself after each kitchen use. All roommates will take turns cleaning the shared space according to schedule.

Free driveway parking or street parking inside or outside the gate.

Prime location between CA-60 and I-10 freeway. Minutes from Mt San Antonio College, Calpoly Pomona, Stater Bros, Island Pacific, Tokyo Central and Seafood City supermarkets, West Covina Mall, Queen of Valley Hospital.

Simple rules:

Guests are always welcome, but no overnight guests
Absolutely NO drugs (legal or non legal substances)
No smoking or vaping (all kinds, not even on the balcony)
No pets
No parties
Casual drinking ok
6-month lease, after that month to month
No prior criminal history, background check required (paid by tenant)
Must be employed or college student with verifiable income
First and last month rent plus $50 key deposit
Credit check approval (paid by tenant)
We will conduct reference checks, including but not limited to rental history
Full 30 day notice prior to moving out

About the roomies

Previous female tenant moved out at the end of June due to (work) relocation. There are currently 2 other Asian male roommates in the house (young professional and full-time college student). Female or male applicants are welcome. Ideal roommate wanted must be clean and drama-free.
