Near St. Johns River State College in Orange Park, the home has new flooring, new paint inside, and new kitchen appliances (with a back up fridge if needed in the garage). These two furnished bedrooms are on the second floor and are each about 11’ x 13’ and will share the full bathroom. Furnishings include new: 2 sets of sheets: a comforter set; pillows; an extra blanket; and bath towels. Furniture in both bedrooms include a dresser w/mirror, a chest, and 2 night stands. The bedroom suite with a Casper mattress has a reversible green/blue comforter set; the other set has a queen size bed with a taupe/beige colored palate and the room has a small desk. In both rooms the mattress and box spring are fully enclosed in a protector. The landing has a linen closet and broom closet. The upstairs has separate heating/ac control from the rest of the house and there are fans in both bedrooms. Common areas include a dining room, a well stocked kitchen with a breakfast bar, a living room, and a small, partially covered patio/backyard with a table and chairs. There is a washer and dryer. Lawn maintenance is by the HOA (included as are the utilities). There is parking in the driveway or on the street.

Besides me (the owner), there are 2 small, friendly non-shedding dogs. (The HOA doesn’t allow more than 2 dogs! Sorry!) Since the neighborhood was built, per the CC Sheriff’s crime page there hasn’t been even one reported crime - so it is safe!

The neighborhood is family oriented, quiet, clean and about 3 to 10 minutes from 4 supermarkets, other shopping, the Thrasher Horne Center (at SJRSC) and restaurants. Blanding is close (with access to the Expressway), and there is a shortcut to 17 to reach Jacksonville. Fleming Island is about 10 minutes away.

The lease would be month to month for 3 months (to make sure the arrangement works), then would convert to an annual lease. Also willing to rent for 6 months only if a traveling professional, e.g. nurse. Expect to supply background check results (from here or elsewhere), references, proof of income, and of course, to be interviewed. You’ll be expected to share in or alternate weekly cleanings of common areas. Nothing illegal including drugs, no guns/weapons, and no smoking in the house.

I enjoy watching tv/sports (especially the Jags), playing board games (and some video games), cooking (experimenting with spices), etc. I’m on line a lot, and enjoy traveling. I work as a para-professional in an office.

In my early 30’s, straight, on the quiet side till you know me, I work at typical weekday schedule. I’m not into wild partying, but like to socialize and have friends over now and then.

Ideally my roommate would be comfortable sharing my home with consideration and respect for others and the property, yet be able to relax and enjoy the home as you would with an old friend.

To keep things chill for all, I don’t discuss politics or religion.
