About the room
Private room - furnished with a queen bed, bedding/pillows, has a large closet, mirror, side table. I can add a mini fridge, microwave, coffee maker, fan and TV upon request with additional $50 on the rent. Move in ready. Door has a lock.
You have access to a full bathroom right next to the room, it’s only used shared when we have guests. You also have access to a shared laundry room (washer and dryer). No access to kitchen area, living room, backyard or garage.
Neighborhood - Very quiet and very safe, lots of police neighbors. Edge of town, next to newly opened Costco, shopping center within 5 minutes. Plenty of parking, clean surroundings, and lots of walking areas. Hwy 198 and 99 about 5 minutes away. CSUF 45 minutes away.
The area is peaceful and well-kept, new development. We are looking for professionals or students. Ideal for short term work contracts minimum 3 months, working full time, quiet and keeps to themselves. 1 person only. No pets. No guests allowed. No cannabis use, vaping/smoking.
Rent $800/month utilities included (water, electricity and internet). AC is shared and controlled by landlord. Security Deposit $800. No prorating, except 1st month’s rent.
Background check required for criminal records but credit score is not required, just proof of stable income (W2 or last pay stub). Must make at least 2x the amount of rent. No WFH.

About the roomies
It’s just the 3 of us, my husband is an EMT, I am a dietitian and I work in Hanford and my son is 11 years old. We are Filipinos, easy-going.
We are a christian family. We don’t drink or do drugs. No pets in the house.
