About the room
Practically your own upstairs corner suite with a large bedroom and a large office and your own private bathroom with two sinks and a shower/tub.
The utilities/services package includes: Gas, electric, water, trash, gardener, unlimited high-speed internet, Hulu Live, Hulu (No Ads), Disney+ (No Ads), ESPN+, YouTube Premium, and the MLB package.
The office/creative area is currently set up with a large desk and shelving configuration that can remain, be reconfigured, or removed depending on the preferred layout. Two bookcases as well.
Both rooms are upstairs and separated from the downstairs living areas, which gives the upstairs setup a comfortable and private feel overall.
We’d especially love to find a female roommate to help balance the household dynamic, but we’re absolutely open to male roommates as well. The most important thing to us is simply finding someone who is respectful, responsible, easy to communicate with, and a good overall fit for the home.
ABOUT THE HOME
Beautiful 3,300 sq. ft. home located inside the gated Dos Osos Golf Club community in Escondido, surrounded by hillsides, mature trees, mountain views, and quiet tree-lined roads throughout the neighborhood.
The home is spacious, comfortable, and designed to feel welcoming and relaxed, with plenty of room to enjoy both privacy and open living throughout the house.
The house includes: • Multiple living and lounge areas • Pool table/game room • Fireplace • Large kitchen with center island and walk-in pantry • KitchenAid, Vitamix, Ninja appliances, air fryer, cookware, and more • Additional refrigerator and deep freezer in garage • Laundry room downstairs with direct garage access • Peloton bike, Precor treadmill, fan, and TV workout area • Large backyard and patio with seasonal California poppy blooms • Community pool, clubhouse, basketball court, park, and golf course nearby
Outside of bedrooms and private bathrooms, the rest of the house is fully open to enjoy and use comfortably.
Parking is simple and convenient directly in front of the home inside a quiet, safe gated neighborhood.
Ideally, we’d love to find people looking for a longer-term living situation (12+ months). That said, the rental arrangement will operate month-to-month after move-in because we never want anyone to feel stuck if the overall fit simply isn’t right for everyone involved.
The home is best suited for someone who is: • financially responsible • respectful and easy to communicate with • reasonably clean • drama-free • comfortable in a peaceful home environment
Very important: you must genuinely love dogs. Ava and Sandy are my two friendly small chihuahua mixes who are a big part of the home and quickly win people over.
No smoking, drugs, or additional pets.

*We want someone committed to a year, but you’ll be signing a month-to-month lease in case things don’t work and you’d prefer to move. I’ve never wanted to be in the position to force someone stay in their lease if they’d like to move on. The roommate moving out has been with me for 8 years (buying a condo). Kayo has been here for a year.
About the roomies
I’m Dave, and I’m in my 50s. I’ve spent most of my life working in sales, teaching, coaching, and helping people grow personally and professionally. I genuinely enjoy people and get along great with just about everyone.
A big part of my life right now is building a new AI education business focused on helping everyday people learn how to comfortably use AI tools in real life without feeling overwhelmed by technology. Most of my current time is spent building and growing that business from home.
I’m also a huge sports fan — especially the Los Angeles Dodgers and San Diego State Aztecs.
The other roommate is Kayo, who is in his 70s and a retired Escondido fire captain. He’s genuinely one of the easiest people in the world to get along with and has incredible stories. He loves music of all kinds, movies, conversation, and simply enjoying life. We get along great, and most people immediately like him.
The overall vibe of the house is relaxed, respectful, positive, and drama-free. Everyone here values privacy when wanted, but also wants the home to feel comfortable and welcoming rather than cold or awkward.
Very important members of the household are Ava and Sandy — my two friendly small chihuahua mixes who are affectionate, funny, and quickly become attached to people they like.
At the end of the day, the goal here is pretty simple: Create a peaceful, comfortable, stable home environment where everyone feels good living together.
