About the room
🛏️ YOUR LODGINGS — A spacious private bedroom in a well-maintained historic home in the heart of West Adams. The room is 12x16 with two exposures: a double window facing north and a single facing east, so you get good natural light throughout the day without direct afternoon sun. There’s a large closet and your own private bathroom (unattached but exclusively yours).
🏠 THE HOUSE — Built in 1904, this Victorian Foursquare kit home is charming, full of character, and thoroughly maintained throughout.
All of the first floor is shared space. The connected living and dining area features original built-in woodwork and vibrant decor centered around a gas fireplace. The kitchen is modern and fully stocked for serious cooking (but very limited on space for any additional gear). The bathroom has our brand new high-efficiency washer/dryer. The back door has a built-in doggie door and opens onto a shaded deck with an additional fridge and a large fenced-in back yard.
In addition to your room, the second floor has our primary suite and a small guest room/office which are not shared areas.
💰 RENT AND AMENITIES — What you’ll pay: we require $1,500 first month’s rent plus $1,500 deposit prior to move-in, and you’ll need to provide proof of renter’s insurance, BUT there will be no surprise additional bills, since rent is all-inclusive:
🌟 Utilities: gas, electric, water, trash, high-speed internet, and central heat and AC 🌟 One dedicated off-street parking spot in the shared driveway 🌟 Unlimited use of a brand-new washer and dryer 🌟 Use of a 70“ 4K TV with access to multiple streaming subscriptions — it’s in the bedroom and we’d prefer it stays there, but it is yours to use
📍 THE NEIGHBORHOOD — West Adams is one of LA’s most historic neighborhoods (home to more historic properties than any other neighborhood in the country!) and is going through a major glow-up. The area has a vibrant and diverse international restaurant scene, easy access to multiple Metro bus lines, and a location that makes navigating the rest of the city genuinely manageable.
Adjacent to Leimert Park and USC/Exposition Park (including museums, arenas, and the Metro E line); 10–15 minutes to DTLA, K-Town, Culver City, and Inglewood; 30 minutes to Venice and WeHo (when traffic cooperates).
About the roomies
Shannon and Jon are a friendly, social married couple who’ve owned the home since 2019. Jon works from home and Shannon is usually around as well, so it’s important to have a roommate who is comfortable with that dynamic. We occasionally host gatherings of friends, but we’re respectful of space and value open, honest communication above all else.
And then there’s Moxie! She’s our French Bulldog/Australian Shepherd mix, about 40 pounds, just over a year old, and extremely people-oriented. She will absolutely want to be involved in whatever you’re doing, and has a goofy, playful puppy energy that will brighten your day if you’re a dog person (but if you’re not, this probably isn’t the right fit).
