About the room

I currently live in a very large townhouse that goes for $1400/month, and I’m offering to split it plus the bills for utilities and gigabit internet. The price is flexible. There are two bedrooms, the master bedroom and the secondary bedroom. I live in the smaller one because I need to be able to black out my windows and sleep during the day sometimes. That means YOU will get the master bedroom, which is twice the size of mine.
There are two bathrooms, one upstairs and one downstairs. In-unit laundry upstairs, right next to the bedrooms, very easily accessible. Once you move in, I will be upgrading to 1 gigabit internet or faster as well.
Pets are not allowed by the lease, and children aren’t allowed either. Trust me, I’d love a dog or a cat, but modern rentals hate animals and it sucks. (If you do love cats, there’s a ton of sweet feral cats I feed on the back porch each day. They’re skittish but you can pet them if you earn their trust.)
The downstairs living room is just as big as the master bedroom. I have a workstation set up in the corner for my fully remote job, but other than that I have no plans for the room. Feel free to set up exercise machines, an entertainment station, or whatever you like. I don’t need all the room in the house, and a ton of it is free.
There’s also a garage for storage. I’m using some of it, but there’s plenty of room. You can also park one vehicle at the unit and another out on the street.

I am a single 32 (going on 33 soon) year old male. I mostly stay in my room all day and write books or play games. I sometimes go out to eat and shop or hang out at the park or library. You probably won’t ever hear me when you’re home.
I don’t smoke and would prefer a non-smoker roommate, but if you do smoke (any type of smoking, ahem, I don’t judge) just do it outside and not upstairs. I also don’t drink and don’t care if YOU drink, just don’t be a drunken jerk and we’re good.
I work a fully remote job and mostly stay at the house 95% of the time. I don’t have much reason to go outside, and I’m a bit of a shut-in, but I also keep to myself and keep quiet. Looking for someone else who is the same.
