One bed, one bath efficiency apartment in a finished basement, ideal for one adult living alone. The apartment has a private side entrance, kitchenette, and small living area. The bedroom is furnished with a double bed and other furniture (see pictures), but the living space is not furnished. The kitchenette appliances include a small refrigerator, a compact gas stove/oven, and a toaster oven, but no microwave or dishwasher. The washer and dryer are located in an unfinished storage space off of the efficiency apartment, and will be shared with the family upstairs. There is a window A/C unit in the bedroom, but heating is by radiator and is controlled from the upstairs thermostat. All utilities are included in rent.

Things to note: There is a step down in the floor around the bathroom and the interior stairs up to the first floor, so a motion sensor light is installed to activate when someone is approaching that step. The basement ceiling is low in areas, so the apartment may not be suitable for anyone taller than 5’9. The efficiency apartment does not have a dedicated parking spot, though street parking is available. The apartment is not wheelchair accessible. No pets and no smoking (including weed), please.

The property is bordering the Fan, Museum District, and Scott’s Addition neighborhoods, and five minute walk to multiple bus lines along Broad Street, including the Pulse. The apartment is also within walking distance to multiple grocery stores, a CVS pharmacy, the Bowtie movie theater, and tons of restaurants, shopping, and entertainment. It’s about a 30 minute walk to Carytown and a 35 minute walk to the main VCU campus.

Your upstairs neighbors will be a family of three adults who privately own the house. Two work from home from the second floor, so a quiet work environment is appreciated during the day. The family has no pets and are all non-smokers. They will be sharing the laundry facilities in the basement, but have an external entrance to the storage room so they will not come down through the apartment.
