• Security deposit is $2000, for both mine and your financial safety (we can discuss a payment plan if staying for longer than 3 months) security deposit payments cannot exceed 5 months

• 1 door key and 1 gate clicker will be given (must be returned at end of lease in condition last given)

• Living room, kitchen, laundry room, and Patio are fully accessible (NOT storage room on patio or at entrance)

• Kitchen utensils/appliances may be used.

• Your Bathroom/Guest Bathroom cabinet storage is used by me. Please do not open cabinets on far right side. Full bottom cabinet under sink and 3 drawers are yours to fully use

• Amenities can be used if you’d like (Pool & Gym Area ONLY) If you are wanting to use the amenities key, let me know and bring back as soon as you are finished using it or by end of day

• IF ALLERGIC to animals, please do keep this in mind: There are 5 animals in the unit. 4 small/medium sized dogs and 1 cat. Some which are ESAs.

• I do keep my cats litter box in the guest bathroom, but it is always cleaned every other day. And if need to be cleaned sooner, kindly let me know and I will have no problem getting that cleaned up asap.

• Guest bathroom door must stay opened when not in use, so that my cat may use his litter box

• I work nights and am home during the day, quiet time during the day up until at least 2pm is appreciated

• No hanging of any TVs, Tv Mounts or anything of large structure, small nails and thumbtacks are okay

• *** NO Guests ***

• There is no assigned parking for your vehicle, the only parking spots that can be used by you are in the back of the complex marked as visitor. In the evening and at night (after 6pm) the spaces in front of leasing office may be used. The empty spaces throughout the complex can be used as-well at your own risk. Night security will usually leave warnings if parked in empty spaces without parking permit and will either leave a ticket or after warnings, will tow

• No outside shoes on in unit, please use some sort of house slippers that are strictly for inside use

• If intending on leaving sooner, please notify me 30 days in advanced. If I am not notified prior or you unexpectedly vacate, your security deposit will be forfeited

• If for any reason these rules you agreed to are violated and a solution cannot be made, you may be asked to vacate the unit within 7 days and your security deposit will not be given back

• I do have the apartment deep cleaned once a month or every other month so if you’d like your room and bathroom included we could arrange that

• Be advised that there are cameras installed all around the unit, except for your bedroom/bathroom

• My original roommate was my sister but she is now moving out

It’s just me in the unit with my 5 pets😅 don’t be alarmed by the number, they are all small and super sweet (one of them is my pfp🤭). I do keep to myself, but don’t be afraid to start up a conversation🙂‍↔️ I love going to raves/festivals 🕺🏽 try to keep it as PLUR as possible ☮️🫶🏼🤝🫂
