Attic Room Rental – Renovation Agreement Required for Reduced Rent

This is a temporary summer rental (May - August 23rd) for an attic-level space that includes a bedroom area and bathroom that are not fully finished. The renter will be living in the space during the renovation period.

This is for the attic space only. The rest of the house is occupied by other tenants. Additional work (such as deck/porch improvements) may be available only after attic renovations are completed and if both parties agree.

There are two rent options depending on participation in the renovation, $500 deposit either choice:

Option 1 – No Renovation Work

• $1000/month
• No responsibility for improvements, just space, no private bathroom

**Option 2 – Renovation Agreement (Reduced Rent):

• $300/month base rent
• Renter is responsible for completing agreed-upon renovations to the bedroom and bathroom
• Renter covers upfront costs for materials and any labor
• Verified purchases (receipts required) will be credited toward rent as agreed

Renovation Terms (Required for Reduced Rent):

• Scope of work will be clearly defined in writing before move-in
• Monthly check-ins required to confirm progress
• All work must be completed by August 23rd
• Failure to complete the renovation as agreed will result in loss of deposit and termination of tenancy

Requirements:

• Demonstrated experience with renovation/DIY work (proof required)
• Ability to complete projects within a set timeline
• Willingness to communicate consistently and follow agreed plans

Reduced rent is strictly tied to completing the renovation work as agreed. Please reach out with your relevant experience and any questions before applying.

The hoous is shared with multiple long-term tenants. This includes two young adults (one of whom is disabled), an older retired couple, and a single man in his late 50s. It is generally a quieter, respectful household rather than a social or party-oriented environment. Renters should be mindful of shared spaces, noise levels, and the needs of others in the home.
