About the room
Hello! We are looking for one (or two, preferably female) graduate/working professionals (must be 21+) to join us in our beautiful and spacious 4-bedroom, Woodland home starting as early as April 1, 2026 to July 31 2026 with the likelihood of renewal for August ‘26-‘27 The available room is the downstairs 13x11 bedroom also with a private bath. The downstairs bedroom is part of a ”mother-in-law suite“ that comes with an attached kitchenette, fridge, washer/dryer, and private entrance. We are willing to rent this space out in its entirety for ~$1200 or share it all amongst everybody. If all common spaces are shared (the kitchenette/washer/dryer) the downstairs bed+bath would be ~$900 a month. These numbers do not include utilities, PGE, or WiFi.

There is an additional fee for adding someone to the lease that you’d be splitting with the current person your switching places with (that is half of $650), and sending the deposit to her for the room ($875 which we get back at the end of the lease), as well as the application fee per person ($50). This only needs to be done once, so the additional fees wouldn’t apply if you signed on to continue for 2026-27.
The house has plenty of space (about 2700 square feet total) and is located in a great and quiet neighborhood in Woodland. We are 5 minutes from Costco, Target, and plenty of food, 10-15 minutes away from UC Davis, and 15 minutes away from the airport so the location is prime!
About the roomies
We are a group of 3 graduate students/working professionals plus one dog, so unfortunately no other pets will be allowed on the lease. We enjoy a friendly living environment as we often watch movies/shows together and occasionally go out to eat on the weekends! We are also very studious and focused on academics/research, so we are very understanding of needing an environment that is conducive to studying/grading.
