Since the other bedrooms have their own bathrooms, this room comes with dedicated use of the shared bathroom. Lease & Terms: > * Month-to-month lease (requires 30 days’ written notice before moving out).

• Proof of income required (pay stubs or bank statements showing monthly income of at least 2.5 to 3 times the rent).
• Background and credit check required (applicant covers the screening fee). Rent: > * $900/month (Unfurnished).
• $950/month (Furnished – includes 1 queen bed, 1 nightstand, 1 table and chair, and a 3-drawer unit).
• Deposit: Equal to one month’s rent (fully refundable depending on the room’s condition at move-out). What’s Included:
• Utilities covered (Water, gas, trash, high-speed Wi-Fi). Note: Electricity/PG&E is covered up to a $400 monthly household cap; any overages beyond $400 are split equally.
• Professional cleaner comes once a month for the common areas!
• Full access to the living room, fully equipped kitchen, and in-unit washer/dryer. The Vibe & Rules: This is a peaceful home perfect for someone who values a quiet lifestyle. I have a sweet cat who gets easily spooked by big animals, so no additional pets are allowed.
• Quiet hours: 10:00 PM – 7:00 AM.
• Guests & Parties: Strictly no parties. Daytime guests are fine with a heads-up; no overnight guests without approval.
• Energy Awareness: During peak summer months (April–October), we kindly ask to limit heavy electricity use (like running the laundry or blasting personal A/C units) during PG&E peak hours of 5:00 PM – 8:00 PM on weekdays.

You’ll often find us in the living room watching TV in the evenings—we’re friendly and happy to chat, but we also respect personal space and ‘quiet time.’

My husband is typically home Friday through Sunday. We also have a very shy cat who mostly keeps to herself; you likely won’t see her much until she gets completely comfortable with you!
