Hey! So I’m going to lead with the thing that usually makes people do a double take, because I would want to know this immediately if I were looking.

This house has rooftop solar panels. The total utility bill for the entire house runs about $100/month for electricity and water combined, split between housemates at roughly $30 to $40 per person. Most comparable rooms in this area will add $150 or more in utilities on top of rent. Your actual all-in cost here is around $830 to $840 per month. For a private room in Altamonte Springs. With a remodeled kitchen and a backyard. Just wanted that to land properly before we got to the bullet points. 😄

The room: Private bedroom with marble-style porcelain tile flooring throughout (great for anyone with allergies, and great for anyone who has ever tried to vacuum carpet and questioned their life choices). Unfurnished, so you can set it up exactly the way you want. Flexible move-in date. The shared bathroom is clean, well-maintained, and shared with just one other housemate. Driveway parking is always available.

The home: Open-concept layout with vaulted ceilings and a chandelier in the living area, which sounds fancier than I’m making it sound, but it genuinely gives the whole place a big, airy feel. The kitchen was recently remodeled with granite countertops and stainless steel appliances, and there are two full-size refrigerators because fridge drama is simply not welcome here. In-unit washer and dryer, a large 2-car garage (great for bikes, tools, hobbies, a future band, etc.), a lattice-covered patio, and a spacious backyard. Everything is also on one level with no stairs (so fully accessible). The shared spaces are also very flexible. If you have furniture, a TV setup, or anything you’d like to bring into the common areas, the current roommates are genuinely open to it. The previous tenant set up a full living room with a TV and sound system that everyone ended up loving, so there’s real precedent for making the space feel like home rather than just a place you’re allowed to exist in.

The location: Sanlando Park is a 6-minute walk away (with tennis, racquetball, biking, and walking trails, all right there). Altamonte Mall, Publix, Cranes Roost Park, and a good variety of restaurants are about 5 minutes out. Quick I-4 access and less than an hour to Daytona Beach and New Smyrna Beach, which honestly makes a spontaneous beach day a much more reasonable life choice.

The roommates: Two guys in their late 20s and early 30s who are easygoing, hardworking, clean, super welcoming, and genuinely communicative. The kind of roommates who will actually tell you if something’s bothering them rather than just quietly resenting you for six months. Students are completely welcome.

About me: I own this property and try to be an actually good landlord (not the disappearing kind). I’m responsive over text, I take maintenance seriously, and I genuinely want whoever moves in to feel comfortable. Past tenants have been a great mix of people, and all of them have been really positive experiences!
