OUR IDEAL TENANT:

• Tidy FEMALE (sorry, no couples, no exceptions).
• Full-time student or professional (mandatory: must show proof of income or school ID).
• No work from home allowed (except when weather conditions demand it).
• Clean and respectful.
• Absolutely no dramas.

The bedroom is a PERFECT fit for:

• Students on internships.
• Medical residences.
• Professionals on long term assignments (3+ months)

SOME HOUSE RULES:

• No pets.
• No weapons of any kind.
• No smoking (vaping or any electronic devices).
• No drugs allowed (No 420)
• No parties.
• No dramas.
• No extra furniture allowed.
• No storage available or allowed (neither in the room nor garage).
• Visitors are ok but just for short periods of time (max. 2 days/nights per week).

IMPORTANT NOTES:

• $ 45 application fee to run a background check (waived if you show a current proof of income).
• Available April 17th.
• Offering month to month or long term with reduced Airbnb lease during off-season.
• Monthly rent is 1,000 if lease is for more than 6 months; 1,100 if less than 6 months, (single occupancy and month-to-month contract, OPEN TO NEGOTIATE)
• Compared to the hotels in this area (average price: 230/night), your stay with us will cost 33/night.
• Refundable Deposit: 1,000 (can be broken up over 2 months if conditions met)
• Monthly cleaning Fee: 50 (can be waived if the tenant keeps the room clean)

• We’re a happy family of 3.
• I work remotely from home as a system’s engineer.
• On weekends I like working around the house and making improvements here and there.
• We love the area where we live.
• We have a 16-year old son.
• We speak English, Spanish and Portuguese at home.
• We are extremely selective of who we’ll allow into our home, and it needs to be a good fit. The home is less than 6 years old, and custom. Everything is premium.
