Have you always wanted to live on a private farm/ranch in comfortable luxury, up against the mountains? Here is your chance to do that, and still be only five minutes from grocery stores, gas stations, restaurants, gyms, and more.

Rent a large, fully furnished bedroom with its own private bathroom for $1000.00/month + utilities. We usually do six month leases which go month-to-month automatically after that, but please ask about our three month option (a bit higher rent).

The house is large, upscale, fully furnished, and has a truly gourmet kitchen. Your large room, possibly one of the living rooms, or even the big outdoor patio table and chairs (in summer) would be perfect for working from home, etc.. We have strict cleaning rules, and the house is also cleaned regularly by a professional.

Non-smokers only; background checks for everyone; no pets/animals; climate controlled house (central heat and AC) so windows remain always closed (we understand that a lot of folks have allergies); first/last months rent + deposit up front to secure lease.

On the farm/ranch we grow grass hay, veggies, fruits, and berries in pastures, gardens, orchards, a big hoop house and a greenhouse. We also take care of horses, sheep, chickens, dogs, cats, and sometimes cows. Right out your door you will be able to take walks on the ranch roads and/or go straight out into the Toiyabe National Forest. You’ll be able to ride your bike on the ranch roads, in the National Forest, or all around Washoe Valley.

Most of our residents either work away from the property in town, or work remotely here. Some are retired and figuring out what they want to do next. Some are students (of all ages). Most of our residents end up living on the ranch for 6-12 months, but we have had many stay from 5-10 years, and a handful have come back to live with us two or three different time periods over the years.

Also, our bunkhouse apartment has recently become available. If you think you might be interested in that option instead, please contact us to obtain more info about it. (And fyi, up to two extremely well-behaved pets can live with you in that apartment.)

The landlord is the ranch owner/manager, and lives on the property nearby. We have been here doing this for 25+ years, and it is a privilege and pleasure to be able to share this beautiful setting with all kinds of people.

Our residents have ranged over the years from 18-65 years old (so far), with all kinds of backgrounds/life experiences/orientations (religious, political, etc.). Sometimes the dynamic of the house becomes like a very close community, even with lifelong friendships being formed, and sometimes it is more like a group of amiable, responsible individuals mostly doing their own thing. And everything in between. That depends on each mixture of individual personalities, it seems.

Anyone who is responsible and has a positive attitude toward other people is welcome…for a little while, or for many years.
