This bright, fully furnished private bedroom with its own bathroom is located in a newly built 4-bedroom, 4-bathroom co-living home near UCLA and Santa Monica College, conveniently situated between the beaches and Hollywood. Public transportation is easily accessible, making commuting simple and convenient.

The private bedroom features a secure lock for added privacy, double-pane windows for quiet comfort, wood flooring, air conditioning, ceiling lighting, a study table with chairs, and a mini refrigerator. The space is thoughtfully designed to provide a comfortable and functional environment for study, work, and rest.

Residents share access to a modern kitchen and laundry area with other respectful housemates in this well-maintained co-living setting. The home is 100% non-smoking, both indoors and outdoors. Drugs, pets, and events are not permitted, ensuring a clean, safe, and peaceful living environment for everyone.

The property is designed for single occupancy and is intended for one tenant per bedroom only. Only registered tenants are permitted to reside at the property. Guests may visit briefly, but overnight stays are not allowed without prior approval from the landlord. If an overnight guest is approved, a fee of $30 per guest per night will apply. Unauthorized overnight guests are not permitted in order to maintain safety, security, and a respectful living environment for all residents.

About the roomies

This is a quiet co-living home shared with three other roommates who are UCLA graduate and PhD students. Everyone is very independent, focused on their studies, and respectful of each other’s privacy. There is minimal interaction among housemates, making it an ideal environment for those who value a peaceful and work-friendly atmosphere.

The kitchen and laundry area are shared. There is no living room, which helps maintain a quiet environment. Each bedroom has its own private bathroom, A/C, and mini refrigerator to provide added comfort and privacy, ensuring minimal contact with other roommates.

Security & Entry Information: For safety and convenience, the property is equipped with an electronic entry system. The main entrance door operates using a passcode. Your unique entry code will be provided before move-in, and for security purposes, the passcode is changed after each tenant moves out. There are also security cameras installed outside the house only, monitoring exterior areas such as the entrance and perimeter for safety. There are no cameras inside the property, ensuring tenant privacy. Please make sure to securely close the door after entering or exiting, and do not share your passcode with others.

Kitchen & Common Area Cleaning Rules To maintain a clean, respectful, and comfortable shared environment, all roommates are expected to follow these kitchen and common area guidelines:

  1. Cleaning Rotation: Roommates take turns cleaning the kitchen and common areas. The rotation is based on room numbers. Cleaning responsibilities rotate semi-monthly (every 15 days). Please ensure a smooth handover at the end of your rotation. Roommates who do not cook may be exempt from kitchen cleaning duties by informing the others in advance.
  2. Professional Cleaning Option: If a professional cleaner is requested, an additional $100 per month will apply. If all roommates agree to hire a cleaner, the cost will be shared equally.
  3. Microwave Use: Always cover food with a designated microwave cover while heating to keep the interior clean.
  4. After Cooking: The kitchen is a shared space. After use, please: o Wipe countertops o Sweep and mop the kitchen floor o Dispose of cooking waste properly Place small trash in the countertop bin. Food waste and larger garbage must be disposed of in the large outdoor bin located in the front yard.
  5. Trash Sorting: Trash bins next to the sink are divided into: o Outer bin: Non-recyclable o Wall-side bin: Recyclable Do not dispose of food waste in these bins.
  6. Sink & Garbage Disposal: Do not put vegetable scraps or food residue directly into the sink. Minimize use of the garbage disposal unit to prevent plumbing issues. If necessary, run water while using the disposal.
  7. Dishes & Personal Items: Dirty dishes, utensils, pots, and pans must not be left overnight in the sink or on the stove. Personal belongings should not be stored on the marble countertops.
  8. Weekly Trash & Deep Cleaning Duties: One assigned roommate is responsible for taking out communal trash every Thursday and Sunday. During their rotation, they must also clean: o Countertops o Floors o Sink o Kitchen windowsill o Porch area o Inside microwave o Cabinet exteriors
  9. Monthly Maintenance: On the last weekend of each month, the aluminum foil covering the stove must be replaced. Replacement foil is located in the drawer beneath the stove.
  10. Shared Supplies: The cost of shared consumables (mops, disposable floor cloths, garbage bags, multipurpose sprays, aluminum foil, etc.) will be divided equally among all roommates.

Washer/Dryer Usage:

  1. The washer and dryer should be used only between 9:00 AM and 8:00 PM. On Sundays and public holidays, laundry hours are from 10:30 AM to 9:30 PM. Please do not use the public washer and dryer for socks, shoes, mats, or any items containing plastic or rubber. To minimize indoor humidity and reduce the frequency and duration of use, increase the amount of laundry per load.
  2. Remove your clothes promptly after washing. Empty the condensation box after using the dryer. Before using the dryer, check if there is water in the condensation box. Clean the filter under the dryer door to ensure its normal functioning. Regularly empty the water from the drain pipe in the bottom right corner of the washer. After each use, empty the water in the collection tank and clean the debris from the lint collector. Keep the washer door open to prevent odor.

Parking Reminder: Free street parking is available directly in front of the property with no permit required and no street-cleaning restrictions, making it convenient and hassle-free. However, please note that vehicles must be moved at least every three days, as parking enforcement may issue a citation if a car remains parked in the same spot for more than 72 hours.

Moving Guidelines:

  1. Before moving out, please thoroughly clean the room/bathroom, including the drains and seals of the sink and bathtub, both inside and outside the toilet, cabinets, floors, walls, windows, doors, and refrigerator. You may also hire a professional cleaner for this task, and the cleaning fee of $200 will be deducted from the security deposit.
  2. Two weeks before moving, please schedule a pre-move inspection with the landlord to discuss cleanliness and room repair methods. On the day of the move, a comprehensive cleaning and housing inspection should be conducted together with the landlord. Failure to comply with the agreed-upon terms may result in hiring professionals, and the cost will be deducted from the security deposit.
