I have a room (9’x11.5’) available in a 1st floor condo I rent. It is a small, quiet, safe space. It has a shared bathroom, but very clean. The place has a pool, A/C, heating, laundry facilities, and can be furnished with a queen bed, dressers, a tv and Roku. Available apps include Disney+, Hulu, ESPN+, Paramount+, Peacock, and Amazon Prime. There is a market a block away and a MTS stop across the street. There is one covered parking space and plenty of street parking in the daytime.

I am 43 yo and I work 3 jobs. My teenage daughter lives with me part time (Tuesdays and every other Friday-Sunday) but we are rarely home because she plays Academy soccer, flag football, and does theatre. We also have Disneyland annual passes so we usually head up every other weekend for a day. We are very friendly, easy going, and chill people. Let me know if you have questions.
