Olympic Court

I’m currently renting this house and there is one bedroom that was recently vacated and available. The room cannot accommodate a family, or multiple people, as it is not a large bedroom.

It is private, unfurnished room available in a spacious and beautiful El Dorado Hills home with two other male roommates. Room is 11’ x 11’, with a regular closet, and is a corner room with 2 windows. Shared bathroom with one other roommate with separate sinks. Full access to all common areas. Street/driveway parking. There is ample storage around the house and you will have your own dedicated pantry cabinet. All updated - new windows/slider doors, remodeled bathrooms, all new kitchen appliances, new washer/dryer, and granite counter tops. There is a large, reclining sectional couch in the living room, with a large HDTV and premium sound system. The property features a large backyard with a decent sized grass area, new propane grill, patio furniture, and a fire pit area on the hillside. There is also a pool table and darts in the room by the front entry!

The residence is just a couple minutes off of Highway 50 and is within close proximity to Raley’s grocery store, multiple gas stations, a variety of restaurants/fast food, and the El Dorado Hills Town Center. The area is great for outdoor activities like hiking/cycling and is just down the street from Folsom Lake.

The utilities will be split 3 ways between the roommates. Bills include: -PG&E = $100-200/month (usually give or take $150; can go up in summer months) -Water/Sewer - EID = $150-200/bi-monthly -Trash - Waste Connection = 61.30/bi-monthly -Xfinity = $134.00/month

I am a very easy-going person, in my early 30’s, who likes to maintain a very positive, drama-free, and clean environment. I am a swimming pool & landscape designer with my own business and work from home the majority of the time.

The other roommate is in his early 20’s and is a real estate agent in the area. He predominately works from home as well unless he is out showing houses. We are both working professionals who keep very busy.

We are the tenants renting the house from our landlord and would like to fill the extra room.

We are looking for a single, male roommate who is around the same age as us. Mid/late 20’s or 30’s. We do not have any children or pets, and would prefer to maintain that. Applicant must have proof of a reliable income, be able to pay bills on-time, pass a credit check, and pass a background check.

There will be a non-negotiable security deposit plus first months rent to move into this room. -Security Deposit = $500 -First Months Rent = $900 -Total Move-In = $1,400 (Utilities will be due as they come in)

*** Rent/Utilities will be pro-rated during first month based on move-in date.

*** Also… The room can be furnished, but this will increase the monthly rent.
