The property is well-maintained with an on-site manager. Your room is on the lower level (entry level) and has a window to the outside as well as a memory-foam bed and beautiful mural on the wall. This studio space includes a kitchenette but you may also use the oven/stove upstairs once per day. You can use the common area (living room) also but do not go to the top floor where other bedrooms are, for other guests. The owner/manager also lives at this large apartment, with 10+ years of experience hosting. The patio and gazebo in the backyard are also common areas.

This room is 100% cleaned and sanitized, before any new check-in. There is a 24-hour “air out” window between a check-out and the new Roomie check-in while sanitizing chemicals are doing the work (or off-gassing).

There is a one-time partially refundable security deposit of $500 required * (please see below)

We will deduct for cleaning fees, damages, and/or missing items in your bedroom after a checkout. Most guests are responsible and thus pay just a minimum charge for cleaning ($25). We will not deduct normal wear and tear from common areas from your deposit. We will do a video inspection before you move in and after you move out to establish any claims. If there are any things such as artwork, decorations or small furniture items you don’t want in the room you’re renting, please ask so we can remove it for you.

• note * if you have a dog (maximum one) the owner may raise the security deposit depending on the size of the dog. Smaller dogs = smaller deposit amount.

0 - 10 pounds = no increase 10 - 20 pounds = $600 deposit total 20 - 30 pounds = $750 deposit total 30 - 40 pounds = $1,000 deposit total

Sorry, no dogs allowed over 40 pounds!

The owner is very low-key and easy-going, and likes to keep a clean house. The owner and any other Roomies live upstairs, so technically you have no Roomies sharing your floor. There will be occasional overhead noise, but earplugs are provided for you.

• Very safe neighborhood, one block from the local park, which has a running track and exercise equipment.

• Remove shoes when coming up the stairs to the common area.

HOUSE RULES -

• Dog not allowed upstairs. Clean up after yourself when done using the kitchen.

• There is a community corner with coffee and sometimes fruit or snacks, provided by the host – please take only one item per person per day.

• Quiet hours are from 10pm to 8am. The TV should not be used during quiet hours.

• Patio and gazebo is open at sunrise and closed at 11pm.

• Do not leave your portable heater on HIGH when leaving the room. Do not place any objects on or near the heater (within 18 inches).

• Know where your fire extinguisher is, and read the emergency exit plan on the back of your door, when checking in. Contact manager if the smoke detector is beeping (low battery). Do not leave the smoke detector without a battery in it.

• This is the only room that allows for one dog. The dog must never be left alone in the room for more than 8 hours.
