The property is on the Western outskirts of Davis, with relatively minor nearby traffic and only a ~15 minute drive to downtown Davis/ UC Davis, woodland, Dixon, and Winters. There are no directly available bike paths or bus routes, but the adjacent road leads to a designated bike path and eventually reaches a bus stop closer to the center of Davis. This room is ~106sqft, measuring roughly 9.5ft by 11.2ft with an internal 11sqft closet and 1.4ft by 4.2ft dedicated external closet. The private bathroom is ~45sqft, measuring roughly 5ft by 9ft.

There is a relatively large back yard, with some of it fenced off for gardening and chickens. There is also room to store a bike out of the way of rain on the back patio. The front patio has an outline for any work that may need to be done outside, as well as some space to sit.

There is space for roughly 5 cars, that is one for each resident and potentially additional space, if coordinated, for temporary additional vehicles. The space for cars is not paved and it limited in the front by a small yard.

The application has a $45 fee. There is also a requirement for a credit score of 680 or higher, or else a co-signer with this sufficient credit score is required. The lease lasts for a year, beginning and ending around September, with the current lease having roughly 8 months remaining, which would apply to any new tenants. Rent for vacant rooms are shared and tenants may only be removed from the lease while it remains in effect if they secure a satisfactory replacement.

This room is currently occupied, with any individuals wishing to replace the current occupant accepting the possibility of shared rent for any rooms unoccupied at the time of joining the lease (up to ~$700). There may also be a fee associated with removing the previous occupant from the lease of ~$125.

There are currently three people on the property, two of which are students and one of which works locally in Davis and has two cats that generally remain indoors. Nobody in the house smokes, drinks, or does any other substances. We generally try to keep to ourselves, keep the house relatively quiet/peaceful (especially at night), and keep shared spaces clean. Active and responsive communication is very important, with meetings being called as necessary. Occasional visitors (every other week for overnight, every other day otherwise) are generally accepted so long as care is taken and a notification is given.
