One small bedroom available in a 2-bedroom, 1-bathroom apartment. $1350 per month, all utilities included (heat, hot water, electric, cooking gas, internet), available August 1. The room measures approximately 11’ x 8’. Comes with a clean, full-sized bed, a tall lamp, and new curtains. This room has a closet, plus two XL closets in the living room exclusively for the room occupant.

The apartment is on the 12th floor of the Greenbriar, a safe and secure doorman building at 85-15 Main St in Briarwood, steps away from the E/F express trains at the Briarwood subway station. Laundry in (clean) basement. On-site super. Two elevators.

The unit itself is mostly furnished, so I’m looking for someone who has minimal stuff to move in. Note that this is an elevator building that requires professional movers and COI for moving in / out any large furniture (boxes and totes are fine).

One of the stunning features of the apartment is its extra large South-facing balcony with a city view. True luxury. Kitchen is equipped with a new stove/oven and dishwasher, and I have furnished a microwave, toaster, tea kettle, and Ninja blender. Hardwood floors, tall ceilings, new kitchen countertops, plenty of natural light and closets.

You will share the apartment with one professional woman and a tiny dog. The woman is a responsible, financially stable, clean, friendly grown up, employed full-time in education. The dog, Liam, is a 3.5 pound non-shedding poodle mix, elderly, shy, no teeth, food-motivated, three-legged, very gentle.

We are looking for another responsible, financially stable, clean, friendly grown up woman, employed full-time. -Must have stable income and proof of employment; financial stability sufficient for covering rent + a security deposit of $1350. -Must be clean! -Must be kind to sweet baby angel Liam, not just tolerate his existence. 🫶 -No smoking, drugs, heavy use of alcohol, or drama. -No big parties or frequent guests (a get-together, celebration, or friend/family visitor once in a while is fine). No long-term visitors or live-in boyfriends/girlfriends.

Please note that this is space is a feminist, progressive, no MAGA zone, pro-immigrant, anti-Epstein class, safe for LGBTQA+. Abolish ICE and free Palestine.
