No couples, 4 legged creatures, smokers Our main priority is finding someone who jives with the current two roommates and wants to create a respectful and warm home.

Newly built (2019) 4 story townhouse (4th is a full roof deck with mountain views). 2200 sq ft. 3 bedrooms, 3.5 baths, laundry room in Van Nuys on Victory Blvd between Coldwater Canyon and Fulton Ave. Covered Porch off living room. Entire 2nd floor is common space (living, dining, kitchen with gas range), central AC, full-home soft water (softer skin & laundry!), quartz countertops. All Bosch appliances. Lots and lots of light. Skylight above the stairwell 20 feet in the air kind of light. Hardwoods throughout including in your bedroom.

1.3 miles to the 170, 2.3 miles to the 101, 3.6 miles to the 405. All within 2 blocks: Starbucks, park, running trail, grocery store, Chipotle, LA Fitness, CVS, Walgreens, Orange Bus line. In-unit washer & dryer, dishwasher, full-house soft water, tankless water heater Central AC Private roof deck First occupants, wood floors, quartz countertops.

• No smoking or recreational drug use of any kind. Not even on the roof.
• No critter buddies. Even if your cat is “super cute and acts more like a dog.” Maybe a goldfish if it has a clever name.
• No couples (and if you think “yes, my significant other stays over all the time, but, like, they actually have their own place, I think, but, like, they won’t be on the lease—this means you are a couple)
• Your room and bathroom are on the 1st floor. There are stairs to the common space, kitchen, & dining on the 2nd floor as well as to laundry on the third floor and then the roof deck.
• Victory Blvd is a busy street and there are street noises. If you already live in LA you know what that is, if you don’t then it’s not as bad as NYC-noises or downtown LA, but not living-on-a-farm-with-complete-quiet either. I use a white noise machine at night and sleep like a bebe.

Homeowner lives on 3rd floor in master (that’s Scott), and other lodger lives on 3rd floor (that’s Johnny).

Scott’s from Texas, older than 30, and values things like integrity, being on time for things, and Schitt’s Creek. We’re seeking a fellow adult who does grown up things like pays their own credit card bills, knows how to use inside voice vs. outside voice, and can just put the dirty dish directly into the damn dishwasher. Seriously. It’s right there. We’re seeking someone who wants to contribute to a home and enjoy the benefits.

Scott moved to LA from Dallas in ’12 and works mostly from home (in the office). He is also an actor and did the Disney World College Program, so he has Disney covered for trivia night. May have cried at an iPad commercial once (they were helping deaf kids hear!) and def cried during Top Gun: Maverick.
