Washer/dryer, internet, room has own A/C and heat, full use of house, lots of parking, big yards front and back, occasional overnight guests or your kids (in your room) are fine, no animals, smoking in yard but not house
I don’t have crazy landlord house rules, but please have verifiable income and something I can check
Easy access area, just off rt. 50/408/429/turnpike, 20 minutes to Disney or Universal, lots of malls and four supermarkets just minutes away, a 30 mile paved bike/jogging/nature trail just a few blocks away, Lynx rt. 50
