About the room
A 100 sq ft (~10’ x 10’) bedroom with shared bathroom for rent in a quiet owner-administered home in the Mission Viejo neighborhood. The energy and water efficient home has solar panels. The house temperature is controlled to 70-75F year round with an energy-efficient heat pump. Air is recirculated through the house 100% of the time to minimize temperature difference between the rooms and to filter the air with a FPR12 (~MERV13) filter. New attic insulation was installed in July 2024 along with sound insulation between bedroom walls. Solid core doors are also installed for a quieter room and house ambience. Deadbolts are installed on all bedrooms for personal privacy. There is a physical Ethernet port in each room for gaming as well as house Wifi. The bathroom is shared with another tenant, who is an older professional. The common space is cleaned every 4 weeks and the bathroom is deep cleaned every 8 weeks.
The renter shall be granted full kitchen and laundry privileges, assigned garage parking (can be used as storage), assigned cabinet space and fridge space in the kitchen, and assigned gardening space (if desired) per the lease agreement. The renter also has access to purified drinking water using carbon filtration and reverse osmosis filters.
The house is within 5 minute walk to William S. Craycraft Park and 15 minute drive to Irvine Spectrum. Renter can get access to Lake Mission Viejo and the activities available there. The location is close to hospitals, shopping malls, and restaurants.
The rent of $1400 as listed is for a renter without a pet. We are not accepting renters with cats because I have severe allergy to cat dander. Rent is increased by $100/month for those with a pet.
Total utility cost per month is expected to be about $57-$80. The total utility cost include water, gas, electric, sewage, garbage disposal, and 500 Mbps internet.
About the roomies
My parents are living in the master bedroom. My parents are elderly and mind their own business. My dad takes care of mom and tends to the garden everyday. A renter named Elliot is living in the house as well and he has a small Chihuahua mix named Luna who is 10 years old. He is a working professional and is fairly quiet.
