I have a room available to rent now in a 3 bdrm, 2 and 1/2 bath 2 story house in West Knoxville. Currently I am the sole occupant of the home which I own. The person renting the room will therefore be a tenant. I need a mature and responsible individual who can provide references from past landlords. I also run background and credit checks on all prospective tenants without exception. Rent will be $800/mo. on a month-to-month basis which includes streaming TV and internet. Electric will be split 50/50. The home has central air and heating. Tenant will need to provide an $800 security deposit which will be refunded upon adequate notice to move (30 days notice since rental is on a month-to-month basis) and provided there have been no damages to the home by the tenant. Tenant will also need to sign a month-to-month lease agreement.

To move in you will therefore need $1600, which includes the first month’s rent and the $800 deposit which will be held in a secure account until you move and is fully refundable provided you meet the above stipulation regarding notice and damages. Tenant will have kitchen priveleges and access to the BBQ grill and fire pit on the back patio. However, the room is not furnished so tenant will need to provide his/her own furniture.
