Hi, so are you looking for a room and a peaceful living arrangement? As a homeowner, I currently have available a furnished bedroom and private bathroom in my 3 bedroom residence. It can be for a temporary 6 month or 1 full year lease/rental arrangement. I am a retired government professional, active outdoors-man and a Native American/Chicano. My past roommates have either been CSUS students or independent employed individuals. I have provided pictures in my room posting. Check them out!
The available furnished bedroom is carpeted and is 10’ X 11’9“ with a 3’ X 2’4“ closet, has a desk & chair, 5-drawer dresser, bedside table & lamp, a Full Sized bed, the window faces west, has a ‘down the hall’ 7’10“ X 5’ private shower/bathtub room and is ideal for you as an independent individual or a student. This home is in the Rosemont Community 95826 in the East Sacramento area, near South Watt Ave. and Folsom Blvd. and near (1 mile) to Hwy. 50. It is 4 short blocks from a shopping center and the Regional Transit bus line #72 that also travels 1 mile to the Manlove Light Rail Station ‘Gold Line’ which travels West towards downtown Sacramento or East to Rancho Cordova/Folsom Stations. The beautiful, peaceful American River and the Parkway Bike Trail is 1 & 1/4 mile away.
This information is specific and of helpful use in answering a lot of your questions, it will save us a lot of time. This should be viewed on a Tablet or PC.
The monthly lease/rental is $800.00 and a Security Deposit of $800.00 =$1600.00. Advanced total security deposit is preferred, but, would consider it to be split into 2 payments, the first half would be paid along with the August (8th) prorated (24 days) month’s rental payment $620.00 + $400.00 = $1020.00), and the deposit balance paid with the second month’s rental payment totaling $1200.00, your 3rd month’s rental payment would be the standard $800.00. I will rent only to one person and you’ll have a private bathroom! You and I would split the metered utility bills equally two ways (gas, electricity, water and internet service); your monthly share would normally be about $170.00 less or more, depending on our billing statements of utility usage, which is usually less. The total average cost for a roommate to live here is $970.00 monthly and that is how most previous roommates budgeted, I provide receipts for these five expenses. Included amenities with the monthly lease/rental payment…but at No Additional Cost to you are: Washing Machine & Dryer; Central Air & Heat; Home Monitored Alarm Security System; a limited amount of Garage Storage Space; Landscape Maintenance; Garbage, Recycling, Green Waste and Sewage.
This is a ‘common share living environment’ in us sharing the living & dining rooms and kitchen appliances, as well as the regular rotated bi-weekly housekeeping of these ‘common share’ areas and appliances, I would also share my cooking/eating ware and utensils. Kitchen cabinet space, and space in the refrigerator is provided and if needed we could also share a mini-refrigerator. As a normal responsibility, you would bi-weekly clean/maintain your bathroom and bedroom, which I will schedule my bi-weekly ‘Fresh Look’ compliant review, beforehand. You would furnish your own bed & bathroom linen, food and personal necessities.
I have a very nice and peaceful, relaxing landscaped front and back yard. Remember this is a single family house so, there is more room and space to relax. On the street parking is available in front of my house. If as a roommate, you consider yourself trustworthy and value a clean, reasonably quiet, personal laid-back, and comfortable home to live in…Then this is it. This housing location and the living situation is great for kicking-it and/or for studying. Remember, I am a private home owner renting/leasing out a room and sharing common living space with the roommate only.
