Private two-room suite available: you can hear the Esopus Creek through your open window!

This room is great for someone looking for longer-term accommodation as it has an attached private living room for extra privacy. Great space if you work from home a lot or just like a little extra privacy. If you’re interested, I have a video “walk through” I can message you directly.

4 miles from Phoenicia for easy access to weekend farmer’s market and local shops. 2 miles from Fox Hollow trail head for access to all the hiking you could ever want. 10 miles to Pine Hill Community Center. About 30 minutes to all that Kingston has to offer.

Room has a medium-firm Queen size bed. There is a dresser and hanging clothes rack. The bed is on high bedframe to allow for underbed storage. Living room has desk and desk chair, love seat sofa and sitting chair and a book shelf, as well as an end table and lamp.

~High speed internet included. ~House has well water (tested annually).
~You agree to use best efforts to conserve electricity in the home by turning off electrical devices and lights when not in use both in the suite and in the common areas.

Access and use of: ~ kitchen / dishes / etc. ~shared use of fridge (label any items you don’t plan to share) ~ shared 2nd floor bathroom (shower – no tub – this is a historic Victorian home and there is NO bathroom on the 1st floor for access considerations) ~ use of laundry (washer/dryer and outside laundry line for fresh air! You provide your own detergent) ~ home gym use of dumb bells 5-50#, adjustable weight bench, foam roller, etc. ~ living room with wood stove which heats the home during the winter months (MUST BE OK WITH WOOD SMOKE) ~ outdoor hammock ~ outdoor firepit

GENERAL HOUSE “VIBES” (A Signed Roommate Agreement is Required) o The Roommates agree that their intention is to cultivate a safe and secure home environment where community is nurtured and calm is maintained. o The Roommates will observe a general/reasonable “leave no trace” policy in the common areas of the home: pick-it-up, put-it-away, fold it and put it back, etc. o The Roommates will keep all food in the 1st floor dining room or kitchen. o The Roommates agree that upon entering the home they and their guests will take their shoes off and place them by the door. o The Roommates acknowledges that generally the culture of the home is “early to bed/early to rise” and they agree that, outside of “special occasions”, to be agreed upon in advance, the Roommates will observe general quiet hours from 10 p.m. to 6 a.m. o The Roommates agree that no political signage of any kind will be placed in the yard or on the house due to ethical requirements of owner’s employment. o If a Roommate breaks something that is not theirs, they will be responsible for buying a new or comparable item to replace the broken one. o The Roommates acknowledge that the home is a sex positive space but that it is shared by others, including children, so any adult conduct/sexual acts will be limited to one’s private space and that noises will be kept discrete when others are in the home.

No dogs/cats/pets. No parties, loud music or smoking of any kind inside. No problem with light social alcohol enjoyment, but please no heavy drinking. Not a good fit if you identify as racist, homophobic, etc. These are NON-NEGOTIABLES.

SUMMER: In/Out window fan and partial window screen available for use in this room – but even in the height of summer it is cool up there! Use of A/C can be arranged if necessary for additional $50/month but in the last 3 years no one has ever needed it.

WINTER HEAT: winters in the Catskills in an old Victorian home require winter layers. We have baseboard heat but we rely on the woodstove (which works great) and also “spot heat” bedrooms using space heaters (that we provide!) instead of heating the entire big house. Must be okay operating a woodstove and with the smell of wood smoke. You will be able to control the heat in the suite using your own dedicated space heater – also, this suite is right over the living room where the wood stove is so it stay cozy during the winter months.

About the roomies

I’m Abigail (44, NYC attorney, ultra marathon trail runner and owner of a sustainable slow fashion lingerie and swimwear business). I purchased this historic Victorian home a few years ago and I am slowly giving it the love and care it deserves with my son (11 years old; Godzilla, Lego and cooking enthusiast). I have a lovely nesting parenting arrangement with my co-parent Shawn (55 years old, worked in TV production/editing). He lives on the 3rd floor and is the only full-time resident in the home. My son and I come up normally 1 or maybe 2 weekends a month during the school year (sometimes more during the summer) and have a bedrooms on the 2nd floor. The bedroom available for this posting is on the 2nd floor. The 3rd floor is not included in the house access (it’s where my co-parent lives and where my son’s play room is – but that keeps the “kid area” out of the way!)

There is another bedroom that I rent out from time to time.

I’m liberal, open-minded, and easy-going. My friends you may meet skew toward the creative: yoga teachers, social workers, florists, etc. We go to bed and get up early. My co-parent and I don’t drink but we both LOVE to cook (we do eat meat, so not a good fit if you object to meat). On the weekend I’m up with kiddo we sometimes have my sister (Brooklyn florist) and nephew (8 years old) up for a night in one of our other guest rooms. Every now and again I’ll host a few girl-friends for a weekend but these are planned well in advance due to everyone’s schedules.

Most of the time it is just my co-parent in the massive house so there is lots of privacy and quiet. On weekends when I come up, I’m usually out on the trails and in my sewing room most of the day and then we have an early family dinner together and watch a movie on the projector in the living room (which you’re welcome to join!)
