Bedrooms for Rent (Utilities Included) $850 + $100 ( Utilities and wifi ) - shared bath I would like to take a moment to brief you about the rental. The property is a tri-level home in Naperville. It has three bedrooms upstairs, a living room, a kitchen and dining and media room on the main floor, and a large room with an attached full bath at the lower level. The house comes with a 4-car garage and a large driveway, a patio, large open front yard and a fenced back yard, including Koi pond. We will maintain the yards and the Koi pond. For added security, the house is equipped with a camera system to ensure the safety of everyone living here. The living/dining area, kitchen, laundry, garage, patio, and the yard will be available to residents as common shareable space. Living and dining area are furnished and available for the residents’ use. The rooms available for rent are unfurnished. The room with an attached bath upstairs is rented. One other rooms, with access to shared bathroom, are available for $950 ( including gas, electricity, water, and cable). These rooms are for single occupants. The property is situated in a prime location. Close to shopping and walking trails. Our son stays at the proporty in one of the rooms. House Rules and Expectations:

1. No Smoking, Vaping, Drug use or excessive alcohol use: Smoking, vaping, drug use and excessive drinking are not allowed anywhere in the property, inside and outside the house.
2. No Pets: We do not allow pets in the home.
3. Noise Levels: Please be mindful of noise, especially during late hours, as this is a shared house and a respectable residential area. While an afternoon of barbecue and partying with few friends is acceptable, loud music and yelling are not welcome.
4. Cleanliness: Keep shared spaces tidy after use (e.g., kitchen, basement living room, and bathroom). Dispose of trash properly and do not leave items in shared areas. Trash and recyclables should be disposed of in the bins provided outside. Residents shall take turns to roll the bins to the curb for removal and return the empty bins back to the yard.
5. Guests: Occasional guests are allowed but must be discussed with the Landlord in advance. Overnight guests are not permitted without prior approval. Guests must observe all the house rules and must be respectful of other residents.
6. Safety: Always lock the doors when entering or leaving the home. Cameras monitor the property to ensure the safety of everyone living here.
7. Furniture, fixtures and appliances are for shared use of the residents. Use with care and ensure nothing is damaged.
8. You will be responsible for repair/replacement costs for any damages to the property and its contents.
