Room for rent in 2/2 townhouse. Can include bed or other items (plz ask). Deposit is $400 (refundable upon move out/no damage beyond normal ware and tare). $50 nonrefundable background fee. I’m going to ask for a holding fee if we both agreed to move in/you’ve seen room, and paid the background check fee. If everything goes through it can be portion of deposit or taken off first month’s rent.

Can check community out: Tooaz Village. Believe it is “the cottage” townhouse. Please see virtual video of entire space/walk through!! Community has 2 or 3 pools - on site laundry, updated appliances - granite countertops, stainless steel….bathroom upstairs has large tub…both bedrooms have two closets. Very large. Large of two (room I’m renting) one of two that’s a “walk-in” closet.

Can send pics of “now”place with my items, furniture, and what entire place looks like. In process of moving some things out/in, and from storage and purchasing other items as well. Can get a few things for a tenant if necessary, with rent money they give me upon move in or need.

There is storage under the stairs and outside storage/patio area. Lots of space. And bathroom linen closet that’s almost entirely empty…

Utilities are split 50/50: WiFi and FPL. Water is included with rent. My streaming services you can use too…

WiFi is always $40 so you pay $20 each month. FPL - max would run around $120.00 total or $60.00 for you, but that’s the highest I’ve seen billed and when AC was run super low/hottestest time of year. Should be less and less, (has already gone down), especially come fall/winter. So approx max you’d pay 50/50 is about $50.

Must have’s: Employed full-time or a full-time student (or work part-time and part-time student) NO COUPLES - 1 person only. NO PETS. Except a cat - would consider. I have two. But only an indoor cat.
NO DOGS. NO EXCEPTIONS. NO EVICTIONS. Mush have Vehicle.

Prefer female.

Room is ready/available NOW. Open to option to do a month-to-month or 7 month term (with month-to-month basis thereafter also).

I’m in the legal field. My work hours are 9 to 5. Hoping to find someone with a similar lifestyle and schedule that’s close to mine. I prefer females, but would be open to a male roommate, if also a good fit and understanding that I’m looking for a roommate and not a boyfriend!

I’m clean. And super respectful of space and noise. Social but spend time more at home - rarely have visitors. If I do, I make aware beforehand. Guests beyond one overnight ok’d - both ends. Happy for family to stay longer but something ok’d with each other first. Believe in being fair in sharing space that’s BOTH ours! Mutual respect and communication is must/makes for good co-habituating dynamic!

Perfect for FIT students (attended FIT myself - BA in Prelaw). Harris building is across the street just diagonal to community!
