Live in the most important part of Fairfield, Connecticut. Be near downtown Fairfield, the train station, and the beach. Have access to Fairfield-based luxury at an affordable price. The first floor of 112 Howard Street is the gateway to all of these wonderful amenities in Fairfield, CT.

Enjoy the wildlife of Howard Street. There are plenty of rabbits and baby bunnies (that I consider to be my kids) eating grass and vegetables all day long. Meet the friendly groundhogs and the littles one that are eager to have a sweet snack offered by a human.

Every day enjoy complimentary coffee in the “wee hours” to the chorus of mourning doves.

The first floor of 112 Howard Street in Fairfield, Connecticut, is an ideal location for beach-lovers, and for those who love the Spring and Summer seasons. This Cape Cod home is within walking distance to Penfield Beach and downtown Fairfield, where there are plenty of restaurants and entertainment venues. This location is also close to the Fairfield train station that goes directly to Grand Central Station.

The first floor includes a newly renovated living room with a big-screen television plus all of the digital creature comforts: Amazon Fire stick, retro gaming console, and a high-end blu-ray/DVD player. Enjoy hours of entertainment with complimentary snacks; there is a mini-fridge with a variety of beverages and snacks. This one bedroom features new modern Savanah furniture, and a full-sized bed. The living room couch can be converted into an additional bed if necessary.

Each room on the first floor features a particular theme. The bedroom features an elephant theme. On top of the dresser, there are two matching elephants with matching engagement ring holders. For the bathroom, the theme is orca whales. There are orca whales images everywhere in the bathroom: orca whale soap holder, orca whale bath mat, and an orca whale shower curtain. In the dining room, the main theme is 1980s and the 1990s pop-culture memorabilia. On the sun porch, the central theme is the game of Chess. If you know how to play Chess, you may challenge the host to a competitive game.

There is a computer desk setup in the bedroom, where you can easily connect your laptop to an extended high-definition monitor. Setup your laptop and have a workstation on-the-go (or turn this desktop setup into a study.) There are plenty of USB ports in this bedroom to charge all of your mobile devices. If you forget your phone charger or laptop adapter, no worries, we have extra accessories on hand.

The bathroom on the first floor is private, not shared with landlord or guests. The bathroom was recently renovated with upgraded plumbing and a fresh coat of new paint.

Enjoy exploring the “Gold Coast,” whether it’s seeing a play in the City, or celebrating a college or high-school graduations, we got the perfect rental for you. The second floor is off-limits. The second floor is being rented in the meantime.

There is a high-definition screen is every room of the first floor. You will have access to streaming services in every room. Also, there is retro-gaming console in every room as well.

For $1,500.00 per month, the target market for this rental is a single occupant. This fee covers Internet access, gas, water, and electricity. This rental is ideal for a graduate/undergraduate student attending Fairfield University, UCONN-Stamford campus, or Sacred Heart University, or a traveling medical professional. (medical student or traveling nurse at Bridgeport Hospital or Saint Vincent’s.)

Please mindful of these dates: For graduate students at Fairfield University, all Fall 2026 courses begin on Tuesday, September 8, 2026. Sacred Heart University (SHU) graduate programs for the Fall 2026 semester begin on Monday, August 31, 2026. The UConn Stamford Fall graduate semester classes typically begin on August 31 (for the Fall 2026 term).

Please note: The landlord and owner lives in the guest house (in back of the house.) There is a tenant who lives upstairs. The second floor is off-limits. There are two residents living in the house.

The first floor living room is private, the bathroom is private, and the bedroom features a lock for privacy. The kitchen and dining room are shared.

The interview process involves:

a) In-person tour and interview first. If there is enough interest level on the behalf of the applicant, then the applicant advances onto the second round. And, the host and potential applicant find each other cool and respectful. The applicant will advance to the next level.

b) The second round involves: i) application completed through Zillow. ii) Credit History and Criminal Background checks through the Zillow platform. iii) 2 References (one from current or previous employer, or reference from client as 1099, acting as business or freelancer), the 2nd reference can be close or personal friend. iiii) verification of employment, and proof of income, such as W2 form, a payment stubs from work.

c) Final round of interview involves: i) Review of Lease and Terms of Service of “112 Howard, St: First Floor” ii) Signing of the lease in-person (no business will be done remotely or electronically for final lease signing). iii) The responsible party, the individual tenant, or guarantor (in case of parents signing for students) reads the lease and signs in person. No co-signers for leases. Individual tenants or parents as guarantors are fine. iiii) The signer of the lease provides the tenant with the landlord with security deposit check for, $1,500.00, after the lease and terms of service are completed.

d) The final step involves working with the landlord on an official move-in date, and assisting the tenant with the necessary steps to successfully move into the desired space.

Lease And Terms of Service:

a) The lease is for one single occupant, month-to-month. Guests and family members cannot become permanent residents of the rental. Overnight stays are at the discretion of the landlord. If more than one family member or friend becomes a permanent occupant along with the original signer, then the lease will be dissolved, and the current occupants must forfeit the rental, and leave within a given time manner.

b) Also, the occupant cannot hire outside vendors, such as cleaners, lawn services, and snow plow services. It is the responsibility of the landlord to take care of such services. The occupant cannot sign contracts with outside vendors on behalf of the landlord. In order to have these services, the occupant must get permission from the landlord, and permission is based on the will of the landlord to grant access.

c) The occupant cannot subscribe to digital or newspaper subscription services on behalf of the landlord’s name.

d) No smoking cigarettes, cannabis, or vaping on premise.

e) No Pets.

f) No candles.

g) safety plan because this house is near the beach, discussion of hurricane evacuation plan and fire safety will be covered during lease signing, such as where cars will be parked under hurricane warning, and where current tenants will be relocated to nearby hotels.
