1 room available in my 3bd/1ba house with covered side patio/backyard. I own it and my child has the 3rd room here part time. Unfurnished (used 5 year old Full size memory foam mattress and frame available if you need it). 6 mins to State and City College. No overnight guests on Fri night. QUIET at 9 pm on Fridays and 10 PM on all other days. I have a large dog so no other pets. Utilities are 50/50. I may be open to renting the entire house around summer as well, so message me if you’d be interested in that.

I work in office full time (I may change to a WFH job). I have my child here nearly part time and while I try to get us out to touch grass, I expect appropriate manners when she is there (no foul language/music, etc). I’m pretty chill but have firm boundaries. Deposit/Security will be whatever the law permits (deposit+2 months for small landords). The driveway is extra wide with lots of street parking and most neighbors know each other. It’s one of the best streets to live on in the area. All utilities are split. Fiber internet, new HVAC heat pump installed last summer so SMUD bill is actually pretty decent, kitchen and bath were remodeled prior to my purchase. New fridge with water/ice supplied by Reverse Osmosis water with a faucet at the kitchen sink also. You’ll get a few of your own cabinets. I live alone so I don’t use up too much of the space. I go to the gym and get out on my off parenting days so I’m not home often. But I go to sleep at a reasonable time so again, it must be dead quiet starting at 10 PM and at 9 PM on Fridays. No smoking indoors, this includes marijuana.
