About the room

Can furnish upon request. Looking for one roommate to occupy a vacant bedroom in a NEW (built 2024) spacious 5bed/4bath townhouse in a new development area in Interlocken (part of Broomfield). The bedroom is 11”x10”, has a walk-in closet and ceiling fan. You would share a full bathroom on the same floor with a male roommate who’s been with us for a long time, is clean and quiet, and has never caused any issues.

UTILITIES INCLUDED. All utilities are included for free: central heating/cooling with a smart thermostat, fast fiber internet, one parking spot (more info below), weekly trash and recycling pickups, and monthly common area deep cleans by my cleaner.

The house has a total of 1,933 sqft livable space, in other words very spacious. Plenty of extra storage space in common areas, great noise isolation, and large double-pane weather resistant windows. We also have a spacious garage with an EV charger (available as an add-on for a small fee) with 2 parking spots which are currently taken, but there is plenty of overflow parking available in this community just a few houses over. You can get in line for a garage spot, and you will eventually get it, for no additional charge, as roommates eventually move.

On the 2nd floor we have a fully-stocked shared kitchen with all the standard appliances, a large island for extra cooking space, and a small balcony overseeing a scenic view of vegetation, a golf course, and even some mountains. $50/mo DISCOUNT for a tenant who rarely cooks (less than twice a week). The kitchen is a hot commodity in our community, and while you’re definitely welcome to use it for cooking, you may need to coordinate with the current roommates to make sure that the kitchen is available for use. Hence I am offering a discount if you mostly eat out/takeout, but it’s not really a problem either way.

In this housing complex we also have a park with huge BBQ grills available for residents to use, mailboxes located just around the corner, and a dedicated concierge team. Located not far from various corporate offices, this house is in a new, clean and cozy housing community. With a 2-minute access to highway 36, you can be in Denver or Boulder within 20 minutes!

Unlike other huge property management companies who will ignore your calls and hire the cheapest services, as a small private landlord I take particular care of this home. For maintenance/emergencies, I will respond to any inquiries usually within an hour, and guarantee remediations taken within 24hrs, usually same-day, as rare as that would be in this brand new house.

There is no expectation of socializing with others, and I do vet all of my tenants to make sure everybody has a clean record, is friendly, respectful, mindful of noise and tidy, which is the case for the current group. House Rules must be signed together with the lease, which further ensures a respectful and fair community.

Initial lease term of 3 months, and afterward if it’s still a good fit we can explore up to 18mo lease options. I always add a clause in the initial lease enforcing that I will not raise rent after the initial lease, for your peace of mind. Expecting serious applicants with 650+ credit and clean background/housing records. Single occupant only. Up to 2 properly trained pets are welcome with an added $30/mo/pet rent, given that existing roommates are OK with it/don’t have allergies. Refundable deposit of 1/2 month’s rent due at move-in. Can share video of apartment tour upon request, and happy to schedule an in-person tour most days – send me a couple availability options and we’ll be able to accommodate you.

About the roomies

The current roommates include two middle-aged retail workers (male and female), a 30-something student/bartender, and a younger male working at a home renovation store. As previously mentioned, everybody is clean, respectful and mindful of noise.
