About the room

We have a large private upstairs master bedroom with ensuite/private bath, and adjoining open loft area in a 3-bedroom 2-bath house in South Natomas. Common downstairs areas (indoor and out) are shared with a retired female and her 2 small dogs. There is a great backyard patio for indoor/outdoor living. The homeowner is her son and comes to visit (in a private bedroom) once or twice a month and to stay on top of repairs/maintenance.

Rent is $850/month - with a $25 discount if paid via bank transfer/direct deposit. Security deposit is one monthโ€™s rent, with a 6-month lease to start with a renewal if the arrangement is working well. Utilities are shared 50/50 -it varies seasonally but averages $125-145 per person per month (includes high speed internet, electricity, water, trash etc).

We are also open to a work-trade/reduced rent arrangement for help on yard care, house cleaning, and other small support services for a senior.

WHO YOU ARE: Prefer sharing with another female, ideally a mature, employed professional, but willing to consider others. Must be easy-going, neat, and respectful. Please - no kids/drugs/smoking/drama. You will need to demonstrate proof of income (recent pay stub, bank statements), pass a credit check, and provide references. Must be dog-friendly, though the dogs do not go upstairs into your areas.

HOUSE FEATURES: 2-level sunny and airy home with separate living areas (upstairs and downstairs) and includes working fireplace, updated kitchen and appliances, energy-efficient washer and dryer in the garage, french doors opening to a fenced backyard and patio, rose bushes, and lots of garden potential. Driveway and street parking available. Central heat and air. Double-pane windows and ceiling fans plus AC. Located 3 minutes off the I-80 near Truxel Road, very close to bus lines, groceries, trails, parks and more.

BEDROOM FEATURES Approximately 250 sq ft! Large, private upstairs master bedroom with excellent light, a ceiling fan, 2 large closets, and private en-suite bathroom with a shower. Hardwood floors. There is a separate ~50 sqft sunny open loft area just outside the bedroom - great for a reading nook or similar.
