Hi! My name is Birch, and I’m looking for a housemate!

What:

​I am looking to rent out a single side bedroom in my 2 story (plus basement) house on Hodapp Ave in Dayton for a flat rate of $700 a month (and a $600 security deposit). The room will be yours to do with as you wish (within reason) including painting, wall hangings, etc.

I am open to making the house a shared communal space, a highlight being shared access to a living room with a home theater.

Additionally, there is a full kitchen, washer and dryer, and limited storage in the basement.

I am a bit of a homebody and highly value peace and quiet. I expect to create shared quiet hours, owing to an exacting work schedule. Guests are welcome in small numbers (2 or less). As it will be a fully shared household plans for larger gatherings will require a conversation as will overnight guests.

Additionally - and this is a BIG one - I have 10 rescue cats (9 indoor, 1 outdoor). They are friendly and loving animals, but obviously having that many cats means my upkeep and cleanliness duties are a daily chore. I pride myself on being a fastidiously clean homeowner - walking in, you wouldn’t think that there are that many bloody cats in here!

I do not expect a prospective tenant to attend to the daily maintenance and upkeep of my animals but I do expect them to be treated with love, kindness, gentleness, and above all I expect their safety to be a high priority. That means, no letting them out, no feeding them toxic or harmful substances, no giving them people food, etc. If in doubt about something related to my cats, ask me.

A final note - some areas of my house are under construction - most notably the back yard.

Note: as of now, the room is basically empty besides a (pretty nice) memory foam twin bed (which you’re welcome to use) - the included photos are of the shared living spaces + the room with stuff in it to give you some idea of the amount of space available.

When:

​I am looking to have someone move in sooner rather than later. I can be reached initially via DM, then phone or email if a house-visit is a logical next step.

Who:

​I am looking for a single non-smoking individual. Students welcome. No children, families, or couples. You should be a bit nerdy, LOVE cats, value a clean and tranquil home, and value clear communication and collaboration. If that sounds like you, get in touch with me today!
