I am going to be renting out my master bedroom/walk in closet, and private bathroom fully furnished in a two bedroom condo in Laguna Niguel. We are located on Rancho Niguel road, 1.5 miles from Laguna Niguel Regional Park and lake. I am a single mom living with my 14 year old daughter. My daughter is very kind, respectful, an honors student, does not play an instrument, and is with her father 40% of the week.

No men will be allowed to spend the night. You must talk with me before visitors come by (so it is arranged when my daughter is not here which is always the first half of the week and every other Sunday).

When you first walk into the home, you must walk up a set of stairs. The master bedroom comes furnished with a queen sized bed with storage underneath, a full dresser, 2 nightstands, a walk in closet, plus a side closet, and full bathroom with garden tub. The sliding glass doors in the bedroom lead onto a long deck. The television in the master bedroom will be gone by the time you move in (as seen in photos). Very high ceilings throughout the condo.

We have 2 cats. They are extremely loving. I hope you love animals. I’m sorry but I cannot accept any other animals since we have the cats. We are a very peaceful, clean household and we are gone roughly 80% of the time. I work a lot while I do not have my daughter and lots of activities outside of the home when I do. Full use of the kitchen, fridge, appliances, washer and dryer, walk in pantry and kitchen equipment, all available to share.

Parking is in the condo association. There are ample spots right outside of my garage. We only have a very tight, one car garage with no additional storage. You will have your own parking pass.

Amenities; Pool Hot tub

I will conduct a criminal and credit background search through RentSpree. It’s is $50 to you, the applicant. Please have good references from previous places lived. I have had roommates before with great success. We became friends quickly, had dinners together (only if you want). I am a very easy going person and find zero trouble getting along with others. I just have to be more vigilant since I have my daughter with me.

I am renting the entire master space for $1,400. Security deposit is $1200. This includes water and trash pickup each month. We will split gas, electric, and internet. I can show you the last year of our electric and gas bill. Electric averages around $60-$80/month. Gas averages around $25-45/month and internet is $74. Your share would be around $100/month. I have streaming services on the Roku in the living room that I will pay for but I do not pay for cable. If you want cable or streaming services I do not have, that will be your responsibility.

I will start with a month to month lease, make sure we get along and everyone is happy. I have no issue extending the lease as long as we are all enjoying living together. I plan on staying in the condo until at least my daughter graduates high school in 4 years.
