PRIME LOCATION Welcome to my 2,700 sq ft. home in (10 acres) heavily wooded, private and secluded yet prime Mohnton location. Regular visits from wildlife. All bedrooms are on walk in level and a giant great room, kitchen and huge covered almost wrap around porch are on the top floor.
The home is kept clean, comfortable and uncluttered and I have lived at this location for approximately 10 years. Great Location with quick access to: •<10 min to Kenhorst Plaza (Dairy Queen/Sunoco/Retro Fitness), Alvernia University & Reading Hospital. •15 min to RACC. •20 min to St. Joe’s Hospital, Reading Airport, Penn State & PA turnpike. •Easy access to Route 724, 222, 422.

•Cleaning: the kitchen and common areas pretty much cleaned daily and bathrooms once a week by me so no needed cleaning on your part. Please be courteous and clean up after yourself and wash & dry pots/pans or get plates and utensils into the dishwasher and I’ve got the rest.
•Home is safe with flood lights, Ring cameras, biometric house lock and keyed room locks.
•High Speed internet 500Mbps download speeds.
•Common areas include great room/living room with 75 inch TV, fireplace, fully stocked kitchen and bathrooms (soap, toilet paper), shared upstairs full bathroom, outside covered porch for grilling or lounging with beautiful nature views everywhere, fire pit and get-in shape walking trails!
•A washer and dryer on walk in level steps from the bedrooms are provided for use as a convenience.
PARTICULARS •Winter house temperatures are kept on cooler side for health reasons (about 65F degrees). Summer house temperatures are typically 10-15 degrees cooler than outside.
•Alcohol/Drug use in household: I am a casual/social drinker of wine and alcoholic beverages. I do support any use or version (edibles/vape) of cannabis with responsible discretion but do not use it myself. Absolutely no hard drug use whatsoever. NO cigarette smoking.
•I have 3 good dogs that are settled into their pack and routine and CANNOT accept other animals into the household. In this respect you should be a dog lover! It would be great to have someone that could assist with occasional dog care in exchange for reduced rent & agreed upon rate up front.
•Dog schedule usually has me up in the morning anywhere from 6:00 am to 6:30 am to let them out, get them fed and me getting a cup of coffee and the day has started. Not usually much noise but there is activity early in the day and throughout the day.
•Rental Application, Credit Check, & Criminal Background check will be required with first month, last month and security deposit (Deposit is negotiable depending on credit). Typically, this amount is $2,050 to move in.
About the roomies
PRIMARY ROOMIE: •I’m Gemma, sole owner of this home and will be residing with you on the premises. I’m an 40+ years young female (completely drama free) with very active lifestyle and a variety of eclectic interests from anything outdoors (hike, bike, camp, equestrian) to antiques, art, travel, etc. I am easy going, friendly, open minded with positive attitude and enjoys a good laugh and engaging conversation! I am naturally introverted and respectful of others personality and need for down time. Either way, if you prefer to keep to yourself or are outgoing, chatty and social, I am fine either way and respect the boundaries of others.
