This beautiful 1985 sqft Townhouse is surrounded by trees and plants. It’s located in a quiet, friendly, gated, and green neighborhood.
Wi-Fi, and all utilities (electricity, gas, water, trash, recycling, etc.) are included.
The dining room, living room, kitchen, and washer/dryer room are all furnished and shared with tenants. Shared in the kitchen are a rice cooker, a pizza maker, an air fryer, and a coffee maker, plus some pots and pans. There’s a shared half bathroom downstairs for all tenants and guests to use.
Propane and Charcoal Grills are in the backyard for shared use.
10 minutes’ drive to Old Sac, Downtown, gym, Walmart, Home Depot, Target, Grocery Stores, 2-3 minutes to Highway 5 / Highway 80, and 15 minutes to the airport (SMF).
Walking & Cycling trail right in front of the house, the path goes to Old Sac passing through American River and Sac river junction, river beach accessible by walk (30 minutes), bike (15 minutes) or car (5-10 minutes).
A pet’s approval is conditioned only if its potty trained and friendly. There’s a $50 per month and $400 deposit per pet. Any incident or loss caused by an ESA, service animal, or pet will be charged to the tenant at the time of incident and it will be due on the first upcoming rent.
1st month’s rent plus deposit (same as 1 month rent) must be paid on or before the start of the rent and each month’s rent must be paid on or before the 1st day of that month.
Background check and eviction history will be checked before the start of the rental agreement. Professionals as well as graduate students are preferred.
