Room for Rent

I’m looking to rent out my spare bedroom in a 3-bedroom, 2.5-bath patio home with a 2-car garage.

I would prefer to do a 3 month trial period to ensure we room well together, after that if we both agree, the lease can be extended.

Room Details:

1. Fully furnished with a queen bed, two nightstands, and a sliding closet for storage (there is a dresser in the closet)
2. Bathroom located just across the hall (can be private)

House Details:

1. Shared spaces include the kitchen, dining room, living room, loft space, laundry room, and patio yard
2. I work from home, and the third bedroom is used as my office
3. You will have one spot in the shared garage

Animals:

1. 1 dog and 1 cat live here (indoor pets) — open to discussing additional pets, but not guaranteed
2. There will be a $350 non-refundable pet fee

Parking / Guests:

1. HOA rules are strict about street parking; overnight guests are not allowed

Other:

1. I would prefer a female roommate
2. No MAGAs/ Trump supporters
