One bedroom for rent in a beautiful 1,300+ sq ft centrally located Citrus Heights house. You will be sharing the bathroom with one other roommate. The home has 4 bedrooms and 2 bathrooms. The house features a spacious family, living, and dining room with stainless steel appliances in the kitchen as well as a recently renovated kitchen. You will have full access to the laundry room, kitchen, and all living spaces. The house is a corner lot on a cul de sac so there is plenty of parking and you won’t ever have to worry about “finding a spot” (We’ve all been there, looking at you apartment complexes). We have a large backyard with a fire pit! 🏡

The house is located in a quiet suburban neighborhood 3 minutes from Costco and is only 5 miles away from downtown Roseville and 16 miles from downtown Sacramento. We are less than 4 miles from Trader Joe’s! 🛒🍉🍏🥑. The neighbors are very friendly as well!

The rent is $850 and $150 for utilities making it $1,000 total per month. This includes; wifi, water/sewer, gas, electric, heat, cleaning supplies and cleaning and paper products (aka toilet paper, paper towels, dish soap). The lease terms are for 6 months or 1 year. Shorter lease terms may be available at an additional cost.

Required security deposit of $950, a background check, and a credit check.

• There is an amazing Australian Shepherd in the house so no more pets allowed.

• Background check is mandatory and will require you to have a clean criminal background as well as no prior evictions (NO exceptions)

Quiet, clean 30M & 40F. The “blink and you’ll miss them” types due to heavy work and travel. They value a kind, respectful, and tidy home. If you like a peaceful space that you often have to yourself, this is the perfect home!

The first tenant is a 30 year old male originally from New Jersey and loves hiking, going to the gym, cooking, his dog Stone. Stone is an Australian Shepherd who is the friendliest pup you’ve ever met. He will instantly be your new best friend and will want to play and give you attention. If you are allergic to dogs (or don’t like dogs for some reason) then this would not be a good fit.

The other tenant is a 40 year old female restaurant manager and is very sweet. She also enjoys hiking and is originally from the area.
