Good size UNFURNISHED bedroom, 11.5ftX10ft with bright corner window AVAILABLE in this classic 3 bedroom/1 bathroom flat in San Francisco, right in the middle of Lower Haight, Alamo Square, Hayes Valley and Divisadero. Close to 21 and 22 bus lines. Walking distance from Haight St. and Church & Market MUNI Station. The room is unfurnished in a fully furnished apartment. Ideally looking for a long term roommate… someone who’s staying a years + but it will be a month to month agreement. Built in the late 1880’s it’s details still charm; high ceilings and large wooden windows in each room. Both the kitchen and vacant bedroom are at the rear of the apartment, away from the street noise with great views of Japantown and lots of sun. It measures 11’ 6“ x 9’ 8“ (minus 4 sq. ft. for a defunct chimney) 110sq ft. It can easily fits a queen size bed, a small dresser and a small desk. Two good size windows with shades, and gets tons of sunshine in the afternoon. It also has a roomy closet with built-in shelving and a light. There is a heater in the room (and in every room) with its own thermostat that works well, and was recently carpeted along with the entryway, staircase and landing.

We are the top unit of a three apartment building. One shared bathroom with three bedrooms and a good size living room, which can seat at least 6 people comfortably. Large flatscreen with premium cable, wifi, and wireless printer. The kitchen is big with tons of light, and amazing view, new-ish appliances, new linoleum flooring (2013) and good bit of counter space. No dishwasher, laundry or dryer or site. There is a wash ‘n fold/dry-cleaner across the street or several coin-op washers within a block. We talk and partner together to keep the shared spaces in the apartment (kitchen, living room, bathroom, etc.) clean and functional for us all. I do craft/ build things and use the common space to do so, but I try to keep it all contain and don’t mind if I have to move my project when asked nicely. We would split the effort & cost of making sure the communal necessities (toilet paper, hand soap, cleaning supplies, trash bags, cling wrap, etc. and figure out what those are exactly) and will update with new roommates preference.

-I’m the Leo (or Leonard)… the primary tenant (lived here the longest). I’m a creative/ artsy 30-something male. I’m a Freelance Visual Merchandiser + designer for over 10 years:) Solution oriented, chill, crafty, sex positive, left-handed Pisces. I hanging with I do not like conflict or discord but will find a solution if presented with one. Homebody with a full dancecard;)

  • Gabriel (or Gabe) is also in his 30’s. Originally from San Luis Obispo, he recently moved to SF to continue his current career path at a growing Yoga studio. He recently bought a bike and loves to cook.

  • We spend time in our rooms and common areas, which everyone is welcome to while being mindful of roomies comfort of course. I tend to watch prime time TV with friends in the living room. Once in a while i’ll have the occasional dinner party or happy hour, which is totally fine as long as you make sure you tell the roommates. As long as you wrap up in the communal areas at a reasonable time and entertain any late night guests in your room (not super loud) it’s all good. Common areas and the both of us are 420 friendly.

Rent is $1,185 a month (due 1st - 3rd), PLUS 1/3 of all shared utilities (due 15th - 19th each month) which includes; XFINITY (premium cable, landline + wifi) $75, PG+E (per month $15 - $120 higher during colder months), and trash + recycling, and water + garbage. (Generally between $25-$60 monthly). Added together utilities are between $115 - $250 a month. Altogether rent and utilities will be total been $1,300 - $1,435 each month, much lower than average for the area. This is because I’ve had rent control for over a decade (a steal to live in one of the most popular neighborhoods in The Bay Area…!) Don’t miss out!
