About the room

Hi, we are looking for a housemate to rent a room in a shared house in city of Orange. $1600 all-in price INCLUDING utilities (incl. AT&T fiber 1gig internet). Close to CHOC, St. Joe’s, 22 & 57 freeways, and I-5. 5 min from Old Towne Orange/The Circle.

Common spaces are fully furnished, with the room itself unfurnished. High A-frame roof, with large, airy common spaces. Generously sized family room with 3 sofas and a 77 inch OLED TV. Well-equipped kitchen, with dishwasher. Central AC & heat. Washer & dryer are inside the house (not in garage). Large, fully fenced backyard. You would have near-exclusive (95%+) use of the large bathroom just outside your room, with bathtub. Garage is available for limited storage, but not for parking. Street parking on quiet cul-de-sac.

Ideal candidate: We are looking for a good social fit ideally, but most importantly someone who will be respectful, responsible, and communicative. Would be a great fit for early career professionals and professional/graduate students, but certainly open to others.

Requirements: Gross income must be at least 3x rent and verifiable. Renter’s insurance required. No smoking tobacco (420 ok, outside only), and we have fragrance sensitivities so please no use of heavily scented products.

Lease structure: This is for a sublease that will expire at the same time as the main lease: June 30th, 2027. Shorter term or month to month negotiable.

About the roomies

We are a male/male couple in our early/mid 30s. One of us is a doctor and the other is an audio engineer. Tend toward nerdy interests–think D&D and miniature painting, for example, but also gardening, music, and we just started getting into biking. We have a super cute smallish (22 lb) dog. Note, we have the master bedroom and the third room is being used as an office/crafts room.
