About the room

I am looking for someone to take over my share of my current lease for this apartment starting around July 5 (the move-in date is flexible) through August 5 because I aim to be away from Richmond then. Furthermore, I very much prefer finding someone who is interested in extending the current lease by either another 9 months or 12 months from August 5, 2026 until May 5, 2027 or August 5, 2027, subject to the approval of the current management company of this apartment.

Please note that you would not be living with me but with a young retired senior who is my current flatmate and co-renter (read further below).


This furnished bedroom for rent is located in an apartment on the second floor of the historically unique Hardwicke House building. If you take over my share of my current lease from around July 5 through August 5, the bedroom can be available fully furnished or not (to be discussed). But after that date, it will likely become unfurnished, unless you decide to buy at discounted prices some of the furniture currently in that bedroom for yourself. Your bedroom comes with its own private bathroom and all utilities are already included in the rent! You will have full use of the kitchen and the common living room. The apartment includes its own in-unit washer and dryer; it gets one shaded, off-street parking spot that can be shared (to be discussed).

For those who want especially the possibility of walking or biking to vibrant nightlife in Scott’s Addition or Devil’s Triangle, as well as access to decent public transportation (e.g., the frequently running Pulse bus line along Broad St.), this room for rent is excellent since it’s located in the northern edge of the Museum District just west of N. Arthur Ashe Blvd., just south of Scott’s Addition (1 minute away by foot) and within walking distance to the Fan District (10 minutes away by foot) and Carytown (20 minutes away by foot). Just a bit farther, this apartment is not far (i.e., within 5 miles) from Virginia Commonwealth University (VCU), University of Richmond, downtown Richmond, the West End, Shockoe Bottom, Church Hill, Old Town Manchester, as well as several nearby large parks (e.g., Byrd Park, Maymont, Bryan Park, etc.). The location of this apartment is optimal for enjoying the most of happening urban (night) life and yet still having a safe and quiet residential place (and neighborhood) nearby in which to rest and restore yourself!

About the roomies

I currently live with a friendly retired young senior who is sociable but also minds his own business. He wishes to continue living in this apartment even after I vacate it for good, because the location of this apartment is ideal for someone like him, who currently lives without a car. So he would be your potential flatmate in the apartment, not I. If you come for a viewing, you will meet him and the two of you can see if you’d be a good fit as potential flatmates.

If you are seriously interested in renting this room, the property management company of this building will require that you first pass a background and credit check with them. Note well: In order to pass the credit check, the property management company will require that your monthly gross income be at least 2.5 times your own share of the monthly rent (so $975 x 2.5 = at least $2,439 monthly gross income). Once you pass a background and credit check, all other financial arrangements will be worked out between you and my current co-renter. The property management company will require that you co-sign the current lease as a co-renter (it does not allow you to be my subletter).
